Despite the cleanliness issues, staff were responsive and professional in resolving our concerns.
Pros:

The location was excellent, and the customer service from the staff was outstanding throughout our stay. After reporting finger and toenail clippings in our room, the issue was addressed promptly, and we were swiftly relocated to another room. As a gesture of goodwill, we were also provided with complimentary sparkling water. The following day, after reporting stains on the bed sheets in the new room, the staff followed up with us and kindly offered a complimentary bottle of wine and cheese board, which we gratefully accepted. The included breakfast was very good, and the coffee was particularly enjoyable.

Cons:

Unfortunately, the cleanliness of the accommodation was disappointing. Upon arrival, I noticed finger and toenail clippings on the rug beneath the coffee table in the lounge area. In addition, when I pulled back the bedding to get into bed, I found stains on the fitted sheet.

The location is unparalleled..

Cons:

We found the towels to be rather hard and thin, not as good as in previous visits.
The breakfast provided on Thursday 15th was under par. The eggs were hard and dry and the toaster barely warmed the bread, much less toasted it. Friday's breakfast was better at least.

Fantastic location, great breakfasts.
Pros:

Fantastic location, beside the Princes Bridge, just a quick walk across to the Flinders Station, on the Promenade.
Great indoor pool. Friendly staff. Great breakfasts.

Cons:

Uber's had trouble fiding the location unless I put the exact address in.

I'd come back here, if I ever need a hotel to stay in the Southbank area
Pros:

Breakfast was delicious. Good variety.
Really liked the room layout. Made it feel like I'm in an apartment with a bit of hallway separation between the rooms, instead of having the rooms clustered together.
Location was perfect walk distance to PAX

Cons:

I thought the hotel wifi speeds were a bit slow. But that's ok, i just use my phone data

5 stars from us, very enjoyable stay. When travelling to Melbourne again will be top of list to stay
Pros:

Excellent recepition staff - actually engaged with us on every occasion we interacted. James in particular was very helpful and hospitable. The upgraded room was very well maintained, good quality clothes washer/dryer and other utilities. Everything was clean. The pool, spa, gym and steam room were very good. Don't laugth but the lifts were very responsive (quick). The breakfast was decent but a little repetative, and the toasters are really slow. Tip, put your toast etc in the toasters before you dish up any hot items, as the toast will require three cycles. I have travelled a lot and stayed in many 4-5 star hotels in Melbourne c/o work, you can't go wrong with this one as long as a South Bank location is ok with you.

Cons:

Closed bar and room service early, guess due to low demand, but even then they came good with complementary beverage delivered to our room with a smile.
