Just about functional, but not the best
Pros:

This is just an average run of the mill hotel with 1990s decor

Cons:

Bathroom in room. Water in shower Luke warm at best. Sink cracked and desperate for upgrade.
Breakfast not the best

No Hot Water at the INN
Cons:

There was no hot water available for showers and there was no estimate of when the problem would be prepared. We were attending a formal dinner at Hurstpierpoint College and wanted to freshen up after a long car journey. We found another hotel and moved. We have been trying to get a refund for some time now.

BOILER ISSUES RESULTING WITH NO SHOWER AND FREEZING ROOM
Pros:

Pleasent staff, nice location

Cons:

I'd avoid this place like the plaque! At least until they permanently fix thier boiler! We had no heating or hot water at all! It was utterly freezing, with temperatures plummeting into the minus numbers! I was provided a portable heater but this is not good enough! Walking down the corridors required an eskimo jacket! I'm glad Iit was for only one night! However, I was relying on having a shower before heading to London the next day but could not. Look at the pervious reviews and you will see the boiler problem is not new, it's happened several times - FIX YOUR BOILER, OR BETTER YET, REPLACE IT WITH A NEW ONE!

Nice stay. Good location. Friendly staff.
Pros:

Good quiet location close to A23. Furniture a bit dated but other than that a really functional hotel with friendly staff.

Cons:

Nothing really - it is a good, steady 3 star hotel.

A little disappointing...
Pros:

The location. We liked the welcome we got from the reception staff and the cheerfulness of the waitress who served our evening meal. The meal was tasty and good value although there was no diet coke/pepsi max! The room was clean and comfortable too. The breakfast was nicely presented.

Cons:

There was no diet coke/pepsi max at the bar...There was no hot water in the morning for us to have a shower before going out. A note could have been put under the door explaining this rather than us getting ready to shower to find there was no hot water. It was FREEZING cold. This was really disappointing. There was no marmalade at breakfast, we had to ask for our toast then ask for some butter and there were only 5 of us in the restaurant...however, the girlie was very cheerful, just forgetful 🙈

Comfortable for the price.
Pros:

The staff were very helpful and friendly. The bed was hard, but better than most. The breakfast was good.

Cons:

The room was a bit dated and dingy. It looks like it needs a deep cleaning.
