Fun old building
Location was perfect. Size of the two bedroom/two bathroom suite was great for three guests. Balcony and view over the harbor was lovely. Staff were very helpful with unloading and loading luggage from car park up the stairs to the elevator and room.

Location could not be better, downtown Newport, walking distance to everything, and I was pushing a wheelchair. The room was a suite with small kitchenette, large living/seating area,
I didn't expect to pay an additional $86 to park. I know it is a tourist location and money must be made in a short few months, but at the room prices being what they are (even though we got a great deal through Booking.com), it was bit of a surprise. there is no food service either, but many great restaurants are very close by. Access to the building from the parking area was poor. Best one was a flight of about 10 stone stairs to get the patio level and from there, into the building. But they are modifying an entrance, adding a ramp access. Also, parking area is limited. However, one has to realize that the building is 191 years old, set in the center of a colonial seaport that is 387 years old, so you might have to modify your expectations a bit. Last thing-Newport, in that area, has to rate very low on the handicapped accessibility scale. We had dinner at a restaurant on Banister's Wharf, and had to wait for the staff to find a portable ramp so we could get in. However, I have to say the wait was well worth it given the service and excellent food.

Location location location
We were in a two bedroom townhouse. The space was adequate for a larger group. The location was good as it was not far from the area where there were many restaurants and shops. The balconies, of which there were three, offered a nice view of the pier and water. The shower in the upstairs bathroom was large with great water pressure.
The townhouse needs a refresh. There was indoor/outdoor carpet which was stained in some areas and was tired. The 1/2 bath downstairs was very very small, the front of toilet was maybe 10 inches from the wall. The kitchen was adequately appointed as it had a coffee maker, sink, small refrigerator and microwave. However, again, the space needs a refresh. The upstairs bathroom had some cracked floor tile, the bathroom door was warped and the paint was done in a sloppy manner, with drips of paint in many places. There was some water damage on the wood ceiling in the stairwell. The linens were clean but still had a musty smell. The carpet upstairs was worn. Carpet is not ideal in rental places as people removing their shoes is not guaranteed.
Great location and views of rooftops around the harbor was charming. Watching seagulls swoop around and nestle on the rooftops nearby was enchanting.
