Basically a 2.5 star budget hotel. Friendly staff
Pros:

Most of the staff was wonderful! We loved Marylaine (from Haiti), Farhad and Julia at the front desk as well.
We were grateful they granted our request of a quiet room and it was large (for a budget Paris hotel) at the end of the hallway (#509)
Thankful for the bottles of water and a mini-mini fridge.
Even a kettle, coffee and cream in the room. Nice for a budget hotel (we didn’t use this).
I liked that breakfast started very early (6 AM I believe) and always had fresh pastries.
The lobby was comfortable with good AC for doing some work or waiting for a taxi.
Close to 2 train stations makes it a practical location.
For a budget hotel, this was fine if this is not your first time to visit Paris and the area doesn’t really matter, this is a good choice.

Cons:

The area is not the best. Did not feel like we were in Paris (and my husband grew up in Paris). Not that we felt unsafe, but it’s just not a nice area. I would not recommend staying here if it’s your first time to be a tourist in Paris (except maybe for young backpackers trekking around Europe looking for something better than a hostel)
The building is in need of cosmetic attention. It is very tired looking inside.
The AC worked well the first couple of nights and then was very weak the other few nights (it was very hot in Paris when we were there)
The mattresses were not the best for us - too soft.
Thankfully our room was the largest but we saw some of the others and they are insanely tiny!

Pros:

Ideal location for us. It was a few minutes walk from the train station which was great as we arrived late at night.
We walked into the centre of Paris each day, a good walk past plenty of cafes and restaurants (stopped off for breakfast on the way and dinner on the way back). There was a heatwave when we stayed but there was always one side of the road that was shaded so it wasn't too hot.
Lovely air conditioned rooms and friendly staff.
We didn't hear any road noise either so had good sleep.
Such a great stay and want to go back!

Pros:

L’emplacement, bien évidemment. 10 minutes à pied entre la salle du petit déj et le TGV Gare de l'Est.

Cons:

Pour un 3 étoiles, le petit déj n'est pas absolument incroyable mais ça passe.
