Property Access: Please note that there are several steps leading up to the main entrance of our property. Additionally, the elevator providing access to the guest rooms is not able to accommodate full-size wheelchairs.
Payment Policy: We kindly inform you that cash payments are not accepted at our hotel.
Late Arrival Procedure: If your check-in time will be after 11:00 PM, we request that you contact the hotel before 10:00 PM on your arrival day to let us know. If prior notification is not received by 10:00 PM, a late check-in charge of up to £50 may be applied, at the hotel's discretion.
Dining Update: Our restaurant is currently undergoing refurbishment and will be closed. This means we will not be serving breakfast or any other food items during this time.

Our room was very tired. Really needed updating
Bathroom was the worst. No shelf in bathroom for toothbrushes etc.

I was given a first floor room with a shared balcony and a lovely view across the Folkestone Leas, a popular public space for walking, and the English channel beyond. At night with the balcony door open I could hear the waves on the shore below. The hotel is excellent for people like myself who don't drive. It is only a side street away from the main shopping street, with a good selection of shops. The bus station is close, the train station just a short bus ride or a walk away. The hotel is not on a noisy main road, and it is only a fairly short walk down to the beach. Folkestone is surrounded by rolling hills and there are many interesting places to visit in the area.
The hotel is actually a converted row of old town houses, not purpose built, so some of the adaptations made to create ensuite facilities are a little cramped, and there is sometimes "neighbour noise" through the thin walls put in to divide up larger old rooms. There is no AC so rooms may be warm in summer. There is also a bar in the basement which may create some occasional noise if your room is above it. I've been staying there regularly for over ten years now and don't find these things to be a problem.

Water pressure in a shower is very low. Will take ages to wash you hair. Lift outdated and a bit scary.

We got a seaview balcony room which has fantastic views. Hotel is well-located and staff were friendly.
The room was very hot, and only had 2 power sockets, so when we had the fan on we could either put the kettle on or charge one of our devices - quite difficult to manage.
The location was great next to the beach .

Great location, with great sea views if you get one of the rooms wi the a balcony, friendly staff. Handy for dog owners as dog friendly, but expect the usual extra fee charged (for no apparent reason).
In desperate need of updates, both room and communal areas. No restaurant or breakfast service onsite.

there is no proper way to take a shower, shower head handle cord is too short, you can’t even rinse your hair without having to crouch, mind you i’m 5’4 and I still had to crouch down. No good water pressure, toilet didn’t flush properly.
