A great location
Pros:

The hotel location was great - next to Lake Rotorua and to the Government Gardens for a pleasant afternoon walk, with geothermal sights. Rooms were comfortable and breakfast buffet was good. Staff were helpful. A limited number of restaurants a short walk nearby. I was pleased they had a guest laundry available - a cost of $8 for washing and drying, but still handy for a long trip.

It was fine for me, but I wouldn't use it for premium guests
Pros:

The room was nice, and pretty level entry.

Cons:

No espresso pods in the room; a bit noisy; the buffet breakfast was extensive and delicious, but lukewarm (at 15 mins after it opened) and the coffee at breakfast was very average (you could order a flat white and pay separately).

FREE PARKING.

Cons:

REQUESTED QUIET ROOM, NOT QUIET, ROAD NOISE FROM THE HIGHWAY, AND IF YOU LIKE TOUR BUSES DROPPING OFF FOREIGN TOURIST, IDLING FOR AGES BEFORE MOVING THEN THOSE TOURISTS STANDING OUTSIDE SMOKING & CARRYING ON THEN THIS IS YOUR PLACE. THE BUS PASSENGER FEEDING FRENZY AT THE BUFFET BREAKFAST WAS AN INTERESTING SIGHT, ESPECIALLY THE FOOD STEALING.
ROOM A/C DIDN'T WORK.

Good small family option.
Pros:

Location was great with plenty of car or van parking. Rooms were modern and in good condition. Breakfast was great.

Cons:

Older aluminum window joinery let alot of noise in from the street.

The entire place needs some TLC and a bit of a revamp.
Pros:

The location was good to explore the area. Just make sure you away of how smelly Rotorua can be due to the Sulphur.

Cons:

Property didn’t flow.
The pool appears to be under cover in the images.
Actually it is an outdoor pool.

Breakfast and rooms need to upgrade
Pros:

Room: In toilet is still have affected by Sulfurs and not maintenance to clean it
The light of working table does not have it whereas many lights on the beds

Location: Good

Breakfast: NZD 38/ pp, it is expensive and not good like the other hotels in Rotorua. Do not have omelet or fried egg or boil egg . it is overprices with $38/pp , if outside restaurant open the breakfast then $38 will have much better in hotel.
I recommend the manager should go around the other like Distinction , Novotel, Rydges, .. ( Same hotel 4 star) to find what their breakfast to serve the clients with $38/ pp.

very enjoyable, comfortable and friendly.
Pros:

From check in to service everything went well for us.
We were with family and a 1 year old and the extra spaces were well furnished and inviting.

Cons:

Milk wasnt in our fridge when we checked in.
