You get what you pay for
Pros:

It was in the centre close to supermarket and major attractions. Handy enough to go to a spa or dining places. The staff were friendly and when needing assistance they find solutions to make your stay comfortable

Cons:

We were in the old building facing the lake. The insect screen had a hole and there were bugs every night (ie spiders and i cry coz i dont like crawlies) and lots of lake flies. The facilities were old but at least the bed was comfortable

It was ok but everytime I left the room I felt sick with the smell.
Pros:

Room was plenty big enough for the two of us. No lift to take cases up the stairs. Not the best location if you don't like sulphur smell. It was very strong atr this hotel. The laundry was excellent. Bed comfortable. The staff were lovely. Very friendly and helpful.

Cons:

The smell, there were other locations within Rotorua that didn't have the pungent odour.

Central to township

Cons:

Dated, placed next to the stairwell, which was noisy all night. For the cost of the room expectations were to have better bathroom facilities than a shower above a bath
