Everything, bar the staff, was unpleasant.
Pros:

Proximity to city center

Cons:

It felt like a very worn down building. Starting with the facilities, the room and the bathroom are all very old and tired. Would not choose to stay there again. Avoid, as it is not good value for money. On the contrary.

Gorgeous sunrise over the lake
Pros:

Lots of free parking, comfortable room with wonderful views of the lake as well as a gorgeous sunrise. Staff were amazing, those at breakfast seemed a bit run off their feet. Easy drives to restaurants and geothermal attractions.

Cons:

Wifi sporadic maybe because of the many tour groups staying. We managed with our e-sim.

A good base from which to explore Rotorua.
Pros:

The room was well equipped, and the hotel facilities were good. Easy walking distance to the CBD and nearby parks. Easy driving distance to local attractions such as the Skyline Gondola.

Cons:

Our only view was a tiny sliver of the lake between buildings. When we were there, one of the two clothes dryers was not working resulting in a lengthy queue. People departing early on coaches were noisy.

Close to shops and the lake.
Pros:

The hotel was close to the shops, lake and spa pools. The staff were quite helpful and there was a bar and restaurant on site although we ate elsewhere. Guests got a 10% discount at the pools.

Cons:

The rooms were quite dated and the bathrooms had not been cleaned thoroughly. The shower stall had mould and the basin had only been given a cursory wipe down, the beds were also quite hard . As the hotel is close to the main road , it was quite noisy due to ongoing road work .This is a large hotel where lots of tour groups stay.

Pros:

Απίστευτη θέα στη λίμνη και πολύ όμορφο και καθαρό ξενοδοχείο. Η ύπαρξη δωρεάν δημόσιου πάρκιν ακριβώς απέναντι από το ξενοδοχείο σου ‘λύνει’ τα χέρια. Το προσωπικό ευγενέστατο.

La cuisine était bonne (room service)
Le petit déjeuner était varié.

Cons:

Le lit inconfortable : un véritable trampoline!
Bruit incessant dans les parties communes extérieures jusqu'à tard le soir et tôt le matin ( obligé d'appeler la réception pour faire cesser les nuisances), en partie dû à un simple vitrage des baies vitrées.
La VMC de la SDB qui goutte et fait un boucan de tous les diables lorsque la lumière est allumée.
Éclairage des parties communes dans le couloir continu toute la nuit, et la porte laissant passer la lumière, on avait l'impression d'avoir laissé la lumière de l'entrée allumée toute la nuit.
Vandalisme sur la voiture de location garée sur le parking ( tentative de vol avec bris de glace) , apparement monnaie courante...
