Good but not great
Pros:

The hotel is minutes from the train station and near a lovely park. Within walking distance, there are many shops and bars. The hotel did have a lovely rooftop terrace, which we enjoyed. The breakfast was for purchase (9 euro) but did not look that special, so we did not eat there.

Cons:

We stayed in April and the room was very stuffy, as they do not turn on the AC until June. The reception was not helpful but gratefully the bellman overheard our dilemma and brought a fan. What a godsend! The hotel is on a very busy street, so Sat night with an open window was very noisy. For the price of the 4 star hotel, I wish we stayed in an Air BnB.

We were very happy with the hotel, which is an easy walk from the historic part of town
Pros:

The hotel is very near the station, and they were happy for us to leave our bags on the day of departure so we could have the morning in Arezzo after checking out. It was comfortable, clean and the breakfast was excellent.

It was all good.
