Beautiful rooms, great location
Pros:

Perfect location, plenty of on-site parking, big comfy bed. At check in time there was a big pot of soup for guests with cookies which I thought was just the sweetest and warmest welcome, especially for a cold day of traveling!

Cons:

We were only there 1 night but in the hallway outside our room a smoke detector was needing new batteries and so it beeped ALL night long and made for a terrible night of sleep for us. I tried to contact the property directly through booking to let them know (we don’t have a US phone number and had to check out super early to get to the airport) and there was no response from them. As a foreign traveler it’s frustrating when properties don’t use the built in communication tool on booking as that’s often the only method of communication.

Great location, but get breakfast elsewhere
Pros:

Fantastic location just steps from the downtown area. Parking at the hotel was very easy but we were there midweek. Standard room, good size, AC worked, internet worked. Easy check in/out.

Cons:

Breakfast was really pathetic - k-cup coffee, store bought pastries and microwave McMuffins. For a price point of over $200/night the breakfast pastries and foods should be of excellent/gourmet quality and coffee should be fresh brewed. These were comparable to like a Best Western. Also, our AC was very loud and never seemed to be the right temperature.

Charming hotel with great loaction.
Pros:

The location was great and the amenities were nice.

Cons:

The room was very humid and had a terrible carpet fresh stank. Also, upgraded to a room with a fireplace and it didnt work.

Pros:

The staff was friendly and the room was ready when we arrived.

Cons:

Only one night stand and parking lot was extremely tight. Street parking was a 2hr limit and monitored.

You can’t beat the location!
Pros:

It is in the heart of Newburyport. Just steps away from shops & restaurants with a 5 min walk to the waterside. The suite we stayed in was spacious and very comfortable. Freshly baked cookies were put out in the afternoon and a large breakfast served each morning. The bed was very comfortable with good quality linens.
