Very good location
Can do with a renovation as seems very old, despite it being a 5 stars. It feels like less.

Location is very good
The location was good. The view from the common area of the mandovi river and the casinos was great. Close to the center of Panjim city. Everything was close by.
Food was good.
Casino was a bit cluttered but options were available to play as I always prefer the on screen roulette which was available.
The hotel had some renovation in the floor above us which was quite frustrating but after we complained they took care of it. The reason I mention this is because if there is a renovation planned then the room booked by the customer needs to be changed and informed.
The property is located right on top of a hill overlooking the Mandovi River. It’s conveniently close to all major tourist spots in town. The rooms are clean and spacious.
The pool is somewhat clean but needs attention as pigeons are regularly seen around it. We could not use the pool for a long time due to floating bird feathers and other debris.

Unfortunately we were unaware that this hotel primarily serves the casino that is attached to it. We booked it because it had a pool but we felt unable to use it due to the number of people (mostly men) who were hanging about the pool area all hours of the day.
For any westerner, this is definitely not a 5 star hotel - more like a 3 star. Clean and comfortable but dated.
