This Holiday Inn is located just a couple of minutes from the rental car facility at Kansas City International Airport. But that is hardly unique. There are several similar airport hotels clustered nearby. Unless the rate is meaningfully lower or you are chasing IHG points, there is little reason to choose this property.
The defining issue, and it cannot be overstated, is the undisclosed renovation. Construction begins around 8 a.m., and there was absolutely no disclosure at any point. Not on the hotel website. Not on IHG booking channels. Not in the confirmation email.
That is not a small miss. It is a serious failure.
Guests have a right to know if they are booking into an active construction site. Failing to disclose that is not just careless. It shows a disregard for basic transparency. At best, it reflects poor management. At worst, it feels like a deliberate omission to avoid losing bookings. Either way, it is unacceptable, especially for an airport hotel where guests are often arriving late, leaving early, and depending on a quiet and predictable environment.
The hotel itself is a typical Holiday Inn from around 2008. On the surface, it appears refreshed. In reality, the execution is uneven and, in places, outright poor.
My room had been partially renovated. Some furniture clearly was not replaced. New additions, such as fancy electronic curtains, felt unnecessary and were not particularly easy to use. More concerning were the basics. Multiple electrical and USB outlets did not work. Finishes were sloppy. Nothing about the workmanship suggested quality control.
The bathroom is where things go from disappointing to unacceptable. The walk-in shower some mildew or mold. It also was very worn-out and clearly not replaced during the renovation.
The damaged vanity, uneven finishes, and general wear only reinforce the impression that this was a rushed, low-quality update rather than a proper refurbishment.
Elsewhere, cleanliness was inconsistent. The room itself appeared generally clean, but the HVAC vent in the bathroom by the shower was filthy looking. That detail should not be overlooked, especially when there are already concerns about air quality from the mold.
Noise insulation is also poor. You will hear hallway traffic and doors slamming throughout your stay.
Food and beverage does not help matters. The on-site Burger Theory concept is very dated and uninspired. Breakfast is weak. The buffet is limited and low quality, including powdered or liquid scrambled eggs. No eggs cooked to order. You will get a better breakfast at McDonald's or Starbucks.
IHG elite recognition was nonexistent. There was no acknowledgment, no thank-you, and no welcome amenity choice at check-in.
All things considered, this is a below-average Holiday Inn. The failure to disclose active construction undermines trust. Add in poor renovation quality, weak food and beverage, and lack of elite recognition, and there is little justification for staying here. With so many alternatives nearby, this is a property best avoided until management addresses both its transparency and its standards.
Good area, close to the airport and shopping. Comfortable room, breakfast buffet included (very nice breakfast).

It was absolutely beautiful!! The room was really cozy and the shower was HUGE. Thoroughly enjoyed my stay!!
Very disappointed in our stay. The carpet in the hallway was dirty and worn, same with the carpet in the room. It was dirty enough that I would not walk in the room without shoes. The shower was disgusting... dirty shower pan with hair on the pan and walls of the shower. The doors of the shower were not working and would only slide with great force.
Th level of dirt made me wonder if the room had been cleaned or the bed even changed.
While the location was very convenient to the airport and the front desk folks were nice, the cleanliness of the halls and room were very poor.
This is the first time I have ever left a review for a hotel, but felt compelled to. Was only there for one night but was glad to leave.
I definitely will not go back during my upcoming business trips to KC.
The location is perfect if you have an event at the convention center. The restaurant was really good for a burger.
They have a serious ant problem in the lobby and the rooms. I was charged for my child’s breakfast after telling the waitress repeatedly the sign said 11 and under free. I was expecting a nice breakfast buffet. Instead I paid for the same fare you find for free at any other Holiday Inn. I expected way more out of the property and food for the price.

I had to cancel my flight and get a hotel room because I got sick. The staff here were very accommodating. They scheduled the shuttles for me and even came up at 10 o’clock at night to bring me toilet paper and garbage bags when I requested them. The room was also very nice. Thanks for your hospitality!
The staff was kind, compassionate and very helpful. I plan on staying at Holiday Inn's from now on. Thank you all for being so wonderful!
Great experience, excellent staff. The rooms are clean and spotless. I enjoyed the breakfast lounge and the business area.
Stayed at the hotel for a nearby wedding in a handicap accessible room. Room was clean and staff were all incredibly friendly and helpful. Only issue was the blackout curtains, which can only open and close via a remote since the room is handicap accessible, were inoperable. It was clearly broke as the wires for the motor were sticking out and were severed.
Prompt shuttle at aurport. Great people. Nice place. Comfy bed. I guess in order for my thoughts to be included I have to have a hundred characters.
