The breakfast options were extremely limited—just two subpar choices—and a single overwhelmed cook was left to handle the morning delivery, which was scattered across the restaurant floor. Despite requiring guests to pre-order breakfast and specify a dining time, the staff consistently failed to acknowledge the orders or provide the full menu as promised.
At 7:30 a.m., the front desk staff were all visibly sleeping and audibly snoring. The in-room TV advertised channels that weren’t actually available, and the device itself didn’t work.
Noise was another issue, with a loud children’s party taking place in the restaurant attached to the hotel. Overall, it’s a classic Shanghai scenario: a place that might have had charm a decade ago, but has since changed hands too many times and lost its touch.

We had a good stay overall; however, some things in the room were not working and the staff forgot to repair them until the third night. The room did not have drinking glasses, and the cleaning staff took away our half-used toiletries without providing new ones. However, the room is beautiful and the location is more than ideal.
Beautiful small hotel. Excellent location near many western restaurants 3 blocks away. Metro 3 blocks away. Room was in very good condition. Huge luxurious bath sheet towels. Awsome lunch. We had the radiation salad w blue cheese dressing and potatoe leek soup. Next time, we will definitely eat here for dinner. Staff was friendly and helpful.
It breaks my heart to write this review but the pandemic period caused a lot of negative changes to many of my favorite places in the world, and sadly, this property has been significantly impacted. I used to stay in room 7 every other month for the 8 years before the pandemic. It was a hotel with beautiful design, spacious and the breakfast and long ago the happy hour service was fantastic. That is no longer true. Well, the same design and eco friendly aspects are the same, but the property is run down, there was paint peeling in my room which had mold and dust in abundance. The breakfast and all food service is owned by a separate organization and it is terrible. For a week I would come down as soon as breakfast was available and the staff never once asked me what I wanted let alone made eye contact. The offerings were very limited. My advice is not to pay for breakfast with your room. You can get a Western breakfast 300 feet away at Wagas, or go across the street and buy baozi and tea eggs for nothing. There are plenty of coffee shops around the hotel where you can actually taste the coffee, not like what is offered in the hotel.
I loved coming to URBN. I still do, even though it is a shadow of what it used to be.
Hardware is really run down and tired, as is the "software". Having stayed here many times 2017, 2018, 2019 and now coming back to its current state was quite disappointing.
Service has changed a lot, used to feel like a customer in a boutique hotel, compared to now, it seems like you have to beg for standard service. Very small details like dust in the closet racks, no hangers, noisy A/C, moldy ceilings in public areas, poor breakfast with terrible service, add up to rating the hotel low. Especially in comparison to what it used to be.
There is still a lot of potential to this property, but for now, I would rate a 2.5/5. I'm guessing this is the reason it's no longer listed on Expedia.
Spent two nights at this hotel for business trip. Got a high expectations when I saw the hotel photos on the booking apps, but end up it is not as good as I thought. The hotel design is good, but the management is bad. You will see a few large rubbish bin which may use to store the food waste right beside the hotel entrance. They did a green wall at the hotel facade, but they didn't trim the plant so it made the room very dark. You will find stain on carpet which make you feel no one is cleaning the common corridor. The biggest joke is when I try to have my breakfast at the cafe at around 7:45, the waiter told me the food is not ready. I end up have to eat my breakfast at the cafe nearby as I need to go to work afterwards. The concierge staff here have no displine at all... They watch their phone most of the time, sleep on the lounge chair or even take a smoke break at the entrance. Last but not least, the acoustic of room is really bad, I can even hear the water sound next door when the guest turn on the tap. No gonna stay in this hotel anymore and won't recommend to anyone too.
My girlfriend and I went to Shanghai for a couple of days. We were told by different people to stay at this hotel.
We liked it... a lot, but the fact that the breakfast was very poor, only makes this a 4 star visit. But don't stress, there are many options within just 1 or 2km.
The room was clean, spacious, with a bathtub and some beautiful greenery outside the window.
We would definitely come back, but book without breakfast.
URBN Boutique Shanghai hotel was as lovely as the photos in our Expedia booking website. Our room had lots of reclaimed wood on the floors and walls, spectacular tiles on the floor, many noticeable details that made it look modern but also comfortable. The shower floor and walls look like gray slate and it was really big with an overhead rainfall shower as well as a hand held shower head. There was also a deep and long bathtub in the room which we used as well. Our window looked out on to a row of pink Shanghai houses which were nice to look at. The bed was comfortable and there was a sunken living room area with lots of seating, two areas that were long enough for people to stretch out and extra seat space left over. Everything was very clean and the cleaning staff came while we were at breakfast and magically did everything and disappeared. We never had to wait for the elevator as it is a small hotel. Our floor had only 8 rooms and there are 4 floors altogether. The breakfast area was being renovated - a new wooden floor was being installed - so we ate in two different spaces during our stay. There was salad, cereals, congee, pastries (soft and nice), sausages, etc., omelets (yummy) juices, milk, water, coffee (machine did a nice cafe latte), and some cold cuts. We were very happy with the breakfast. Our check in and check out were done quickly and they gave us two cards when we asked without a problem. The location is fantastic. The Thai Gallery restaurant is close!
My comment about this hotel is: if you are traveling to Shanghai for a visit, I think it would be a fantastic place to stay. Nice and quirky and all the recycled building material is a bonus. Rooms are awesome, except I do not understand all the different levels of the floor - you need to be careful you don’t trip, or fall on a ledge. Especially difficult in the dark. The large seating area is great in the room. It took us while to work out the light switches, then we found the remote!! shower is huge, and the pressure is OK. Towels were fantastic.
If you are doing a Staycation (like us), then I don’t think it is the right kind of hotel to stay at. It has no extra facilities to offer you. No pool, the gym is very basic and stuck away, no views etc
Staff are very helpful. Breakfast was OK for a western palate, but nothing fancy.
It is close to Jingan Temple, the Metro and a restaurant street (worth trying them out)

Great location, lots of little shops, restaurants and cafes out on the street. Our studio room was perfect for the 3 for of us, very clean, lots of space and a good hot shower. Gorgeous restaurant area, breakfast was a little disorganised but service was great and food was good and will only get better. The whole place felt boutiquey and I loved all the little touches like where the wall bricks came from and the amazing wall of suitcases in reception. The girls at the reception were super helpful and very friendly.
I have enjoyed this property for many years. There were new changes in progress so the vibe has been significantly altered. I will withhold judgement whether this is for the better or not. The kitchen has been outsourced to a French restaurant and the Zen vibe of URBN is now glitzy and well, different. Most of the old staff are great and its a beautiful place in a great location.
I am a frequent guest of URBN. Always good to be here. Finally their new restaurant has open up. Great new design & great breakfast. Next stay will try out their dinner.

Just visited one of my most favorite Boutique Hotels the URBN, Tee at the reception is always friendly and welcomes me with a smile. Whatever you need will be organized for you immediately. Super convenient location with a newly renovated restaurant. The breakfast they have now is a clear upgrade to before and serves everything you desire. Very clean and tidy rooms with nice boutiqy design! Love it to stay here wasn’t my first time and will be not the last. Thanks to the team to always make my experience unforgettable.
I have been comming to this hotel for a number of years. Now they have renovated the restaurant, but the service is so bad, and the prices they demand is through the roof. I like the location, but sorry.. I can't recommend this place anymore.
The hotel was underconstruction
Honesty goes a long way in hospitality, I have stayed at urbn of and on for 6 years. It has in recent times got worse...however on arrival last night for a 4 night stay I was appalled that it was a building site, and the management couldn't understand my concern, at the availability of no food drinks or peace and quiet. Under new ownership, but not the type of owners who feel any need to inform loyal customers the hotel is s building site. I will now avoid it entirely.
