The hotel was very clean. The staff were very accommodating and friendly. Coffee is always available and, while there is no breakfast, there are always muffins and fruit available in the mornings. Our family had a very positive experience at Henlopen Hotel, and will return again.
The oceanfront hotel room was dated, in need of a serious renovation. There was no bath soap/shower gel, which was a first (thank goodness I always bring my own as backup!). The air conditioner barely worked; had the temp set at 69 degrees and the room was still warm. I had to move the chair in an attempt at maximum air circulation, to discover vents covered in dust! The outside hallway smelled of mildew. I think I read that this is one of the oldest hotels in Rehoboth, and it shows!
I would avoid this hotel property at all costs. The only redeeming quality about this property is its location -- right on the boardwalk. Besides that, our room was outdated and filthy -- so much so that we cut our trip short because we were not comfortable staying at the hotel. Dried, crusted food on the room curtains, sand in the bed the first time we got in it, sand on the floor when we arrived and the screen door to walk outside onto the concrete landing was so warped, it couldn't be used. My daughters went out there to look at the ocean view. Luckily, I was still inside the room because when they came back, they, nor my husband, could open the screen door from the outside -- I had to open from the inside of the room, which was also difficult.
Their service was even worse. Front desk attendants were less than helpful. We requested extra towels at the front desk and the working attendant told me to go find the cleaning crew and ask them myself instead of her making a call to them. That was just one example of their deficits.
We prepaid for the room, with a very strict no refund policy, so it seems as though there is little motivation on their end to prioritize cleanliness or updates to the property.
I emailed the assistant manager twice within three weeks to discuss our disappointing stay and have yet to receive a response. That's just poor customer service.
Under no circumstances would my family ever stay at the Henlopen again. Would highly NOT recommend.
The location is prime on the boardwalk, and further down so it's not crowded.
The downside- service is hit or miss.
Second time staying but not sure there will be a third.
Housekeeping was inconsistent- 1 day didn't come at all. I was annoyed but mainly just wanted towels, asked multiple times for towels- but they never arrived. The next day housekeeping came but still no towels, which was frustrating. Then the third day they stocked towels but didn't make beds, or replace soap, we ran out of toilet paper- for 5 days our room was not fully made up
Or stocked once- one aspect was completed and five others completely ignored, which was very frustrating.
Our key cards stopped working 3 times, worked for a day then failed- we had to keep replacing them.
Minor things like this add up, constant trips to front desk for new keys, multiple request for towels- especially when traveling with children , these hiccups add up. My son is in the shower and we notice again- no soap, run down stairs, etc...
I was also put off, one of the many times I went down because we needed soap or shampoo or towels, the woman in front of me was checking in, same class of room as myself, she was asked what floor she would prefer- she lucked out with top floor .
I mean I would have loved that too, but I wasn't asked.

I usually don't write but this is absolutely devastating and disgusting and I'm furious. This place is false advertisement and dirty. Please learn from our mistake go somewhere else in the area and save your money long time Rehoboth person visiting first time here and absolutely devastatingly disgusting I don't know if we just got an off time but first of all they lied about the room which was absolutely devastating and frustrating and infuriating the air conditioner did not work well there is mold on the curtains the floor was disgusting in the corners you can tell it wasn't cleaned literally opening the door into the bathroom there was no toilet paper when we first arrived it looks like urine on the toilet seat before we got situated I will never ever ever ever ever recommend this place. I booked this place for a special time and event and truly regret it with all my heart do not stay there the women staff are kind the male staff member was stuck up snooty and down right rude after I explain how they lied to me too. If I had the money I would book it somewhere else but now we're stuck in this place and it looks like a beat down small roach motel hole in the wall. I usually don't write anything but this is beyond devastating and disgusting absolutely terrible place.
The hotel staff was wonderful. Very friendly, and helpful at every step. It’s an older beachfront hotel that has been maintained well over the years, but there are some aspects that make the hotel a little less than wonderful.
The location is perfect. Far enough from the downtown area but close enough to walk. Near the lovely park for a nice stroll into town. But the onsite parking is SUPER tricky. The spots are very tight and difficult to maneuver, so some vehicles (especially larger trucks) tend to take up multiple spots. Just prepare to have a tight squeeze and a helper direct you so you don’t cause damage.
Be prepared for a lot of noise. We could hear conversations clearly happening in the halls.
The coffee machine in the lobby is fantastic! They even had small muffins for us each morning.
For the price, we expected a little more in terms of amenities. At least a safe in the room.
We stayed on the seventh floor. No one told us the eight floor is a wedding venue. Prepare to be up all night listening to loud music with your walls shaking. It’s horrible. It’s like being in a club you didn’t want to go to. The place is a dump.
Horrible, horrible vacation. I paid a lot of money for an ocean front room and was not pre-warned that there would be a loud band all evening long for a private party on the floor above me. Pounding loud music all evening long. Staff could care less. Staff inform me people had paid a lot of money to have a party directly on the floor above me. Music gave me a horrible headache and Staff refused to do anything about this situation. When I asked to speak to the manager or if they could call the manager, they said he was off duty and not available and there was no one else I could speak to to correct the situation. They should have pre-warned guests about this situation. This was not a relaxing vacation. Staff absolutely refused to do anything about the situation.
The first room I was given, had a horrible, horrible odor and when I contacted the front desk, they brought me equally horrible, smelling sheets and blankets. The next room I was given was filled with flies and spiders and the air conditioning/heating vent was absolutely filthy and had lots of dust or mold in it. It obviously had not been serviced in a long time.
I would never under any circumstance, consider returning to this hotel in the future.

I was a little apprehensive after reading some reviews. I can’t express how happy we were with the accommodations.
When I first inquired at the hotel, the desk attendant was overly friendly and helpful.
At the time of checking in Dee was very friendly and accommodating. Our family wasn’t arriving until the early morning hours and she made it extremely easy for them to arrive and hit the room. No matter how many questions I had she was very patient and always kept a smile.
The rooms were very clean and roomy. The bed was comfortable. They have the basics; refrigerator, coffee maker (k-cups) and extra sink in the ocean front rooms.
The only con I would make is the location as far as the festivities going on.. I figured it would be nice to be away from the crowd. If you don’t mind a couple steps, it’s fine. We didn’t find it a problem at all. Even the parking worked out on such a busy weekend.
I would recommend this hotel.

This is a new frills,, close to the beach, hotel with great access to restaurants and other attractions on the Rehoboth Boardwalk.Great side view of the ocean from the balcony and easy access to get on the beach. Staff were super friendly and allowed us to check in early since the room was available. Would definitely stay here since it’s an incredibly good value for the money.

Ocean view great!!! Lovely room with lots of drawer space. Nice size table to eat and play games, good bathroom, sitting area with couch, and coffee table. Front Desk staff was very helpful. Comments/Suggestions: Toilet seat was a little too low. Light switch by the door did not work with any lamp. It would be nice to have a room safe. We had a lovely time and would recommend the hotel to others, and we would like to stay here again.
The location is great but the hotel is dated and the rooms are very basic nothing special.

We had a partial ocean view. Bathroom did not have exhaust fan. Only one wooden chair. No upholstered furniture!

Location is great, although stairs-only from the boardwalk; a wheelchair-accessible path requires a trip around the back of the building. Very nice ocean-facing patio with rocking chairs. Room itself could use a little maintenance love, with a scratched-up floor and a heating/AC unit that was both noisy and had a hard time keeping the whole room cool on a mildly warm day. Room furnishings were a bit spartan, with one tiny desk and chair - no second chair, and certainly nothing comfortable to relax in. Door lock card reader was finicky and sometimes just failed to work despite a visit from maintenance. Coffee maker in room was nice but not resupplied during four day visit; housekeeping in general was minimal with one bar of soap for both shower and sink, also not resupplied. Wanted to tip housekeeping anyway at checkout, but front desk lacks the ability to add a tip to the bill.
