We did not stay in the hotel but came for a drink with our friend after the concert he was singing in at a nearby church. We wanted somewhere quiet but comfortable on a Friday evening - not an easy challenge in this district - and were delighted to find exactly this. The decor is calm and relaxing. We enjoyed cocktails - margarita and French 75 - and champagne. Snacks of crispy squid, mac'n'cheese croquetas and cured salmon with lime were spot on and ample for three to share. Service was friendly and attentive. I don't know if it gets busy - we were the only guests from soon after 9 pm.
We went to enjoy the afternoon tea and the experience was simply wonderful. The place is beautiful, very relaxing and with a perfect atmosphere to spend a special time. The food was delicious and everything was taken care of in detail.
But what really made the experience even more special was the treatment we received. Ronni, who attended us, was absolutely amazing. He is a great professional: kind, attentive and always aware that we did not miss anything. In addition, he had the detail of speaking to us in Spanish when he knew that we were Spanish, something we were very grateful for and that made us feel even more comfortable.
His kindness, closeness and professionalism totally made the difference. It's nice to meet people who work with so much dedication and affection towards customers.
Without a doubt we would repeat the experience and we recommend this place 100%. And if you are lucky enough to have Ronni attend to you, the experience will be even better!
This was our second visit to 11. I can't rate this place highly enough. It's not an impersonal multi national bore fest. Great location, lovely staff. I get slightly irritated by some reviewers on here. One complained about the views. Well, if you're in a low rise hotel in the centre of London, it's unlikely you're going to wake up to see a herd of wildebeest rolling across the plains.
11 Codagan Gardens was truly an amazing experience. My first trip to London was incredible. From the moment we entered this amazing hotel we were greeted with open arms. The concierge staff, porters, bartenders, housekeeping, and all staff were the utmost professionals and soo friendly and helpful. I would highly recommend this wonderful accommodation to everyone. My experience was deeply disturbing and, without exaggeration, one of the most traumatic experiences I have ever had in my life. At midnight, after discovering that an additional €1,500 had been charged to my card incorrectly, I approached reception seeking clarification. Instead of receiving assistance, I was met with aggressive and unacceptable behavior from the male receptionist, who was yelling and spoke in an intimidating manner. As a mother traveling alone with my 7-year-old daughter, this was not only shocking but frightening. My child was so distressed by the situation that she cried for hours during the night, terrified that the same staff member might come to our room during the night. No guest, especially a mother with a young child, should ever feel unsafe in a five-star hotel.
What makes this even more alarming is that I immediately requested to speak with management. I was told that management was not available — effectively, that they were “asleep.” No senior staff intervened. No one de-escalated the situation. No one ensured that a mother and child felt safe.
Management only contacted me after I had already left the hotel.
An erroneous €1,500 charge is a serious financial mistake. Responding with hostility and intimidation is unacceptable. Failing to provide managerial support in the middle of the night when a guest explicitly requests it is a complete breakdown of duty of care.
Luxury is not interior design. Luxury is security, accountability, and respect. On that night, none of those standards were upheld.
This situation warrants serious internal review. What occurred was not a minor service lapse. it was a fundamental failure in guest protection and leadership.

nice room quietly located. to reach it with luggage was a challenge. Bell boy was strong enough. only one lift. hotel location in great area.
quality of wifi in room was poor. Bathroom was smallish and bath shower bit slippery. Tough to hang wet towels.
We had Afternoon Tea for a birthday celebration and the whole experience was excellent. Everything was beautifully presented and made the occasion feel really special.
Saiful’s service was outstanding – he was very polite, attentive, and made sure we had everything we needed throughout. He was warm, welcoming, and truly helped make the celebration memorable.
We would definitely recommend and look forward to coming back again!

I was asked to fill in a form about how my staying at Chelsea townhouse was. What first surprised me was that they asked me how could they make my stay better, what they had to improve to give a service of excellence. I was thinking for a while and finally answer that nothing could better. Really, the cleaness, the hospitality, the great decoration, breakfast, diner… can’t think about something to improve. I will certainly stay at this hotel when I come back to London. I felt like a real queen 👸
