Very nice hotel boutique in Rome with unique views
Location and staff helpful and friendly
Lovely stay! Charming, comfortable, clean. Wonderful breakfast in terrace room. Convenient location to EVERYTHING! Sites, shopping, dining, taxis etc. excellent view of the Piazza Mignanelli. Excellent communication from hotel before arrival. Perfecto!
Room was pretty! Location was amazing.
This is a wonderfully located hotel for walking to many restaurants and sites. If you stay in the Annex building you can have a balcony view of the Spanish Square. Taxis are always available but if you can walk you don’t need them. The breakfast and main hotel however are up the Portuguese Steps. This is quite a climb and the lift is a bit hidden - go past the Spanish Steps to the first street, go right toward the Metro and aha, the lift! The staff are very friendly, learn a little Italian if you don’t know it so make an effort and it goes a long way everywhere. If you stay in the Annex you are a bit disconnected from the main hotel but it is still a nice experience and great location.
The location is superb !!! The room view to the city of Rome refreshing. Breakfast served area a bit small. Food ok without a great variety though.
Breakfast area and variety.
Great location near the Spanish steps. Lovely modern room. Breakfast was good and generous. Views from terrace were nice.

Our family of four, including our two adult sons, stayed in the Grand Tour Apartment, and it was the perfect home base for exploring Rome. From the moment we unlocked the charming original wooden door with its skeleton key, we felt like we were staying in a piece of history. The apartment is incredibly spacious—about 870 square feet—with two bathrooms and separate sleeping areas, giving everyone plenty of room to relax after long days of sightseeing.
One of our favorite features was opening the beautiful windows and looking out over the piazza at the very top of the Spanish Steps. It truly felt like we were staying in a postcard. Waking up to that view each morning was an unforgettable experience.
The location simply couldn’t be better. Being located at the very top of the Spanish Steps put us in the heart of Rome. We only took a taxi once—to the Vatican on our first morning because we weren’t yet familiar with the area. Everything else, including the Spanish Steps, Trevi Fountain, the Colosseum, and the many piazzas we visited, was within walking distance. Just keep in mind that Rome’s cobblestone streets and the July heat can make the walks a little challenging, but any average healthy person should be able to enjoy them.
The staff was exceptionally friendly, welcoming, and always happy to help with recommendations and questions. We also appreciated the complimentary bottled water provided daily and the included breakfast, both of which added to an already wonderful stay. Another pleasant surprise was the air conditioning. If you’re an American traveler wondering whether it will keep up with Rome’s summer heat, don’t worry—it was excellent by U.S. standards and kept the apartment wonderfully cool and comfortable.
Even if you’re not staying in the Grand Tour Apartment and instead choose one of the hotel’s regular rooms, I would highly recommend Hotel Scalinata di Spagna. The unbeatable location, exceptional air conditioning, warm hospitality, and authentic Roman charm make this a fantastic place to stay. We would happily return and wouldn’t hesitate to recommend it to anyone visiting Rome.
