Staff more than make up for the lack of facilities. Next time would hire a car
Pros:

The property had a certain old world charm to it. Was
Told was originally a laundry and/or a place where they used to dye clothes, then became a dwelling and then a hotel (in the 1940s)

Pool was ok, with plenty of loungers. Good non slip steps and surrounding areas.

Staff were excellent and many thanks to the man (apologies did not get his name) on the desk who ordered and collected two delicious pizzas for us late in the evening. Went above and beyond for two tired guests who could not face going back out for dinner. Also to the man in the breakfast room who remembered exactly how we liked our drinks in the mornings - pot of coffee and two double espressos, plus hot water for the tea!

Cons:

The location was a bit out of the way to get to Orvieto easily. You either need to rent a car, or take the bus (luckily a stop is right outside the hotel) to Orvieto station and take the funicular train up to the city. Unfortunately it was not working during our stay so we had to take another bus to Orvieto. Not a long journey but only 1 an hour so needed to time it well.

Could have done with a lounge/ bar area to have a drink in the evening. Also maybe tea/coffee facilities in each room would be nice

Worst thing about the property was the mosquitoes in the pergola /garden area where it would have been lovely to have breakfast - the tables are all there but it was impossible to sit out and eat without being bitten. Such a shame as looked lovely in the photos and was one of the reasons we chose the hotel

Charming old style guest house with lovely grounds. Great stop on a long trip or a base to explore.
Pros:

Very helpful and accommodating staff were friendly and eager to help.

Una piacevole sorpresa
Pros:

Bellissima location e camera ampia, comoda e pulita. Ottima la colazione da fare nei giorni di sole nel giardino. Posizione strategica a pochi minuti d'auto dal centro di Orvieto.

Can NOT be recommended- sad and depressing place.

Cons:

This is not a hotel- other than breakfast there are no opportunities for drinks or food. ( this is despite what the details say on Booking.com) The owner suggested we buy takeaway and eat in the garden!
This is not advertised as self catering accomodation!
Very expensive room and breakfast
Location area is on edge housing / business area with very limited facilities/ shopping- not a pleasant area.
It is at the least a Declining business, we were the only guests, it felt a very sad depressing place to be
We had hoped for 4 days of relaxation by staying at the property, using the pool and eating in what we understood to be a hotel.
This building has potential but needs updating, air con barely working, electrical sockets a little scary.
We paid for a superior room, the view from which out of both windows was close overgrown bamboo.
We found the place so depressing that decided to leave after just one night- the owner refused to offer any refund, instead a voucher to return at another time( as if we would!!)
Sadly I didn’t take many photos as I don’t tend to take photos that don’t create happy memories or bring me joy.
After many attempts to contact booking.Com they are now looking into my complaint but admit it will take several weeks

Heel lekker en verzorgd ontbijt en je kunt zowel binnen als buiten zitten!

Cons:

Wij hadden een prima kamer maar de matrassen op de bedden waren niet heel comfortabel!

Il posto è bellissimo, la struttura costituita da una villa ricca di fascino ti trasporta in un’altra epoca facendoti staccare completamente la spina.
La piscina ampia è ottima sia per nuotare che per i bambini che si divertono moltissimo, il grande giardino curatissimo offre un gazebo dove si può anche mangiare comodamente, osservare le cicogne e le belle piante e poi oltre tutto la grande gentilezza e disponibilità della signora Marcella ha reso il nostro soggiorno stupendo.

Bella atmosfera, ma gestione dell’hotel da rivedere senza cura per il cliente finale, anche a fronte di errori commessi

Bella atmosfera con una villa d’epoca, sicuramente accogliente e particolare come ambientazione

Diverse cose
- Gestione e accoglienza decisamente da rivedere, riversando sugli ospiti errori fatti in fase di prenotazione dall’hotel stesso
- Dopo aver prenotato tramite booking una stanza da 30 m² vengo chiamato dicendo che in realtà per colpa di booking quella stanza non era disponibile e offrendomi apprezzo maggiorato due stanze separate creando quindi un disagio; essendo ormai partito e non dando neanche la possibilità di cancellare, sono state accomodate in una stanza per tre persone circa la metà in termini di grandezza rispetto a quella originaria prenotata, e tutto chiaramente allo stesso prezzo, in quanto non hanno voluto sapere di alcuna riduzione e facendo addirittura pagare l’acqua dal frigo bar
