Avoid at all costs. Coz the initial friendliness vanishes the moment you step into it.
Pros:

Only the view. And just the view. Thats about it. Because I paid a hefty Usd400 for the room. It is the worst decision ever for my Florence stay.

Cons:

The bathroom ventilating fan was faulty, it was so noisy each time we switch on the lights. The bedsheet wasn’t in cleanest state, though I specifically asked for clean room. The kettle was not fit for use. I could understand now why the negative reviews came about, but of course the nonchalant property owner would dismiss it as fake review at his best. Since it was only a night stay, having came from another good hotel in the same vicinity at a fraction of its cost per night, we decided to just live with the horrendous state of the room. The owner had the cheek to mention why I did not raise the issues during our stay. As if he has the right attitude to do it right. He would probably dismiss it, giving some stupid excuse of rooms being full, just like it happened to others who had the same miserable stay in this Hotel Bellavista.

One of the best stays of my life! Stunning views!
Pros:

This was spectacular! Everyone from housekeeping to the manager were truly amazing. Anything you needed or asked about, they were more than happy to assist.

Pros:

The staff and the overall property were great: friendly, clean, optimal location. The bedrooms, not so much.

Cons:

The linen in the rooms did not meet expectations of cleanliness. The towels seemed old and worn out, the bed comforter looked dirty/faded color and smelled of smoking.

Didn’t stay because of the dirty bed sheets
Pros:

A few minutes walk away from the train station

Cons:

The bed sheet is dirty with yellow stains and hair. No body is at the front desk. Texted the owner about the dirty sheets but was told to send an email.
The room is very small that you can’t leave your luggage open.
The elevator is very old and small. Two people max can fit in.

Pros:

Mitten in der Stadt. Das Zimmer hat alles, was man für einen kurzen Aufenthalt braucht. Das Bett ist bequem, die Klimaanlage funktioniert. Die große Dusche ist extra erwähnenswert. Es gibt 4 Parkplätze im Hof.

Cons:

Die genauen Ankunftsinstruktionen kamen Am Ankuftstag mittags via WhatsApp. Da wir am Fahren waren, haben wir das garnicht mitbekommen. Das Hotel ist schwer zu finden, sodass wir mehrere Runden in chaotischem Verkehr drehen mussten. Telefonisch war niemand zu erreichen. Das Zimmer hätte etwas sauberer sein müssen, um volle Punkte zu bekommen.
Wir haben im Zimmer persönliche Dinge (Schuhe und ein Ledermäppchen) vergessen. Laut Betreiber sind diese nicht auffindbar. Sehr schade und ärgerlich

Great location, beautiful views, classic building.
Pros:

Loved the location and the building. The rooftop was beautiful. The view from the room was gorgeous. And the instructions were very clear. Also loved that there was a steamer in the room.

Cons:

While the room was good for a one night stay, there was very little space for suitcases. They had to stay open in the floor, with no area to walk around the bed. If staying longer and actually unpacking there was hardly any storage for clothes.

Pros:

La ubicación es excelente. La habitación amplia y limpia, tiene locker para dejar las valijas el tiempo que quieras y para hacer tiempo tomando un café y comiendo algo rico. Súper amables!!

Wonderful - will return.
Pros:

The location, view, and amenities were excellent. We cannot say enough positive things about a wonderful week at the hotel. We had the superior double room with wrap around balcony; we didn’t use the sauna given the temperature when we visited, but it’s a superb idea. Extremely friendly and warm welcome, would highly recommend.

Absolutely nothing.

A really nice hotel, easy to access, lovely staff and in an excellent location.
Pros:

Excellent location, a modern room with everything needed. It was really clean and had a lovely balcony terrace area that visitors can use. Lots of extras that were a nice touch (coffee, sweets etc)
