Overall staff lovely and the owner very nice its clean
Pros:

Room was comfortable the breakfast was fresh but a bit expensive for their size of a full English or if you only wanted cereal but if you wanted more they would cook extra staff were very helpful .
Says see view but its not directly looking on to sea but if you look out the window to your left you can see the sea at the bottom of road room actually looks out on to the grassed square

Cons:

Anyone who struggles with stairs might have a problem not sure if they have a lift .
It would of been nice if breakfast was slightly later I believe it was till 9am

A very pleasant stay, staff were very welcoming 👍🏻
Pros:

Lovely breakfast, great staff, welcome and friendly.

Cons:

Myself and my daughter were happy with room. Would pick sea view next time. Will definitely use this hotel again.

my only niggle was the toilet set which would not stay up and when sat on it it was not properly secured and slide to side pinching my skin

Great location, good breakfast, good WiFi - ticked the boxes for my 3 night stay in Brighton.
Pros:

A bit more basic than I’m used to - functional rather than luxurious.

Pros:

Clean, well decorated, very good position, good breakfast and friendly helpful staff. No complaints.

Cons:

We loved it. I did ask for properties that include parking which it doesn’t but it was only £17 for a whole day and the hotel is reasonably priced to so that was fine. We recommend this place :)

A very nice place to stay and a great breakfast too.
Pros:

We enjoyed our stay and was very grateful for the assistance that Herve gave when trying to pay for the parking.

Cons:

I think next time we would ask for a different room. Nothing wrong just it seemed to be on a bit of a slope and caused my other half to suffer from vertigo - which of course is not the hotel's fault. Also, the parking is a bit of a nightmare when you are not a techie, could not get the app to work but paid over the phone - much easier.

Perfect location, friendly welcome, delicious breakfast cooked to order, and great value for money

The hotel is perfectly located for exploring Brighton, just a 10 minute walk to The Lanes and situated right on the sea front.

Cons:

The room was cold on arrival, I had to move the bed out from the wall to access the plug, I wish I didn't because it really wasn't clean.
However, all the bedding and everything else was clean
When I requested a receipt for the parking permits I purchased so I could put through my expenses I was denied.
On the back of the permits it clearly states NOT FOR RESALE.
