1st room (10) excellent, smallish. But what do you expect in Chelsea town house.
2nd room(24) needs attention signs of damp. Wall needs repair (plastering).

The location was superb. The marketing of this property really is top notch. Unfortunately it didn’t translate to experience.
The rooms were very basic, barely a 3 star standard, applying the word deluxe or premier deluxe to any of these rooms really is false advertising. Bare minimum toiletries. Basic decoration and absolutely not boutique. The rooms and hotel were all very tired, magnolia paint and nasty blackened grout in the bathrooms. I booked and paid for two rooms, both ‘premier deluxe’ but as they overbooked, my room was downgraded to a deluxe (which was a dire misapplication of this word) - they offered a free breakfast to half of our party of 4 to compensate and refused to reduce the rate of the room as I had booked early and due to demand their rate for the room had increased above what I paid. Receptionist couldn’t have cared less. I assume this is because I used booking.com but from other reviews coupe just be their ‘go to’ approach.

Sehr schönes Haus in hervorragender Lage mit toller, geschmackvoller Ausstattung. Das Personal ist super freundlich und zuvorkommend. Wir haben uns wie zu Hause gefühlt. Die Lage nah zur King's Road und zu South Kensington ist perfekt, zentral und trotzdem ruhig.

Wow! What an absolute treasure of a stay! We stayed in Room 43 from Feb 6–9, 2026, and it was truly unforgettable. We had our own private deck with a breathtaking view overlooking all of London — honestly, cue the Chimney Sweeps, because it felt like we were living in Mary Poppins!
The location could not be more perfect. It’s steps from the tube and bus lines, surrounded by great pubs and restaurants, and incredibly close to all the major sights. Getting anywhere in the city was quick and easy.
What made the experience even better was the exceptional staff — especially Hannah, who was absolutely amazing. Everyone was friendly, welcoming, and full of great tips and recommendations. They truly go out of their way to make you feel taken care of.
We had such a wonderful stay and will 100% be returning. Highly recommend!

It is based within walking distance of two major hospitals which is what I chose it for. However we would definitely return. The staff were helpful the beds extra clean large and very comfy. It is an easy bus ride to South Kensington station and some amazing high end shops to potter around. A relaxing stay in a very personal hotel.
