The hotel staff were amazing and gave great recommendations for where to have dinner. The room itself was extremely clean and updated and modern. The only thing I wish that I could change was that either the room was a little bit bigger and or that the shower was a tad bit bigger.

Very nice hotel in a quiet area close to the best parts of town....we slept well.
The only negative was that the kids were a bit to heavy for the fold out sofa bed.
Next time I will book with 2 real beds.
We fly to Edinburgh from Sweden now and then to visit relatives in northern England and love Edinburgh and can recommend a stay on this hotel.
The hotel is in a cool location near a canal with houseboats. The rooms were clean and comfortable and the staff was helpful.
I spent two nights at the Grove Hotel and it was a very comfortable stay. It's a 20min walk to the heart of all the Edinburgh highlights and there is lots of pubs, restaurants and shops nearby.
The hotel is comfortable and stylish. I stayed in a comfort double which was very small but perfect for a solo traveller.
I was impressed by The Pantry - they offered smoothies, sparkling waters and quality teas and coffees. The fruit and snacks are available 24 hrs and in the morning there was cereal, yogurts, and pastries.

Everything about this hotel is honestly just so so good! As soon as we arrived, one of the members of staff was really sweet and gave us some really good recommendations of where the best places are to visit in Edinburgh. All the staff were all very lovely!! The lounge, patio and pantry were all such great additions to our stay but the bedroom was 10/10. I’ve never slept so well in all my life - the beds were soooo comfortable and the shower was also great, with lovely smelling shampoo and soaps provided!

I had to pick a half hour slot for breakfast (weekday) the night before and paid £15, and still they didn't manage to serve me before I had to leave as ran out of time. The dining room is relatively small and only one waiter on duty, clearly inadequate. All going wrong with more people arriving quicker than those already waiting could be served, and people being served out of order. The continental items available to pick up are just a few snacks. First front desk staffer didn't seem able to engage in any conversation beyond taking keys, his "manager" didn't have any authority to refund. He just blamed other guests for my experience. Took my contact details but never got back to me, and ignore all my own attempts at contact. The staff didn't seem at home in the hotel or at all comfortable with what they were doing, like the whole crew had been dropped in there without any experience or training - just felt like something wasn't quite right here. The service is out of line with the price and the decor.
My wife and I prepaid 330 pounds/night for 6 nights with the hotel during the Edinburgh Fringe festival. My wife was increasingly bitten over 4 nights and she developed a severe allergic reaction to the bites, which became large inflamed blisters mostly on her arms and legs where her skin was exposed. After the 4th night, we found bedbugs in our bed and on the door frame. On checking the mattress, we found no mattress protector, but a filthy under-sheet and that and the mattress had old small blood stains, markers of bedbugs.
We contacted the duty manager immediately and logged the event in writing before leaving the hotel 2 days early. We requested a full refund, but the most the hotel has offered us was a 2-day refund for the days we did not stay there. This was unacceptable as the hotel experience ruined our holiday and incurred a great deal of extra cost, including 300 pounds for heat treatment of our luggage so that we did not take the infestation into our home.
The hotel and the management firm Kapoor and Co. have not responded to further requests for compensation and returned a registered letter unopened.
Filthy, disgusting, unfriendly, horrible, AVOID AVOID AVOID
We had originally booked for two nights (€360)but were compelled to check out early due to the unacceptable state of the room and overall cleanliness of the hotel.
Upon arrival, it was immediately clear that the hotel did not meet the standards represented on your website and booking platforms.
The carpets in the common areas were dirty and smelly, and our room was in particularly poor condition.
The email confirmation of a double bed was not met as this room contained two single beds pushed together.
The carpet was stained, smelly and sticky, the pillow had significant discoloration, and the mattress was visibly unsanitary.
To make matters worse, the duvet was also covered in stains and in very poor condition.
The window would not close fully which resulted in street noise in the room. Attempts to close the window fully - risked damaging the window or myself.
We struggled to sleep that night from the noise but mainly because of how unhygienic the room was
These issues left us uncomfortable and unable to stay the second night. We have attached photos documenting the condition of the room, which significantly contrasts with the images shown on your listing on Booking.com. The misleading nature of the listing further compounds the situation.
We informed the hotel on the Sunday morning as we were leaving, wrote the complaint with pictures on Monday and received this reply on the following Thursday night:

This hotel is outdated, over priced and in need of vacuuming and some basic cleaning. I will admit it is located a few minute walk to central Edinburgh however we booked a stay here from Jenny from Circle Hotels for a few hundred pound upgrade (for 2 nights). After seeing the dirty and dingy condition of the hotel we contacted Jenny and she had the audacity to tell us she has never visited this hotel to personally observe the status of this hotel before booking clients there. Jenny stated she has done approximately 10,000 pounds of business with this hotel and never had a complaint. This place should be avoided and maybe Jenny needs to learn how to be a more ethical business person.
We really enjoyed our stay here. The bed was very soft though! It is a very old building, the hall floors creak, which adds to the quaint charm. The staff were very friendly and helpful. The breakfast was simple, but very good. We had never seen a self-serve bar before. It was in a charming room that made you feel like you were in an old hunting lodge.
Our room was well decorated and the bed was comfortable. The strange thing was that it was a queen bed on a king base! Other than that it was silly niggly things like no bathmat, no hooks in the bathroom, battered bin, limited TV channels. So far as the door is concerned, there was no door handle on the outside of the door, you gained entry by unlocking the door and pushing.
The cooked breakfast was good but the continental food available did not reflect what was stated on their menu!
We felt that there was a general lack of care. This could be easily rectified.
Hotel is close to Haymarket tram stop one of its few good points . I paid £312 for two night here with breakfast, I wish I spent a bit more and got a room on Princes street .
The hotel has a hostel vibe , our room 201 had the smallest bathroom I’ve ever seen and a loo that kept filling up. We also was treated to I assumed boiler noises all night!
Even though we paid for breakfast both days we decided after our first encounter not to go again !
The service is both slow and confusing , I ordered two bacon sandwiches for my son and I but only one turned up . The coffee if you can call it coffee was weak as… The amount they are charging they need to up their game. it's shockingly bad!
The second morning we was informed there was a wait and they couldn't seat us we had things planed so we skipped breakfast and got a coffee at the Haymarket Starbucks instead.
next time l will spend a bit more and try something closer to the castle.
