Located in a less touristed area was nice and not too noisy. Bed was comfortable. Shower was warm. Sadly they list an elevator but they don’t have one. We hauled our luggage up 62 stairs to get to the “2nd” floor. No one there to help. They also list a rooftop terrace but that doesn’t exist either. And they say they help with a concierge that can get tickets and book experiences, but when we asked about getting a gondola ride the desk person just said to walk up the street and we would find one. The AC did not cool, only fan, so we had to have the window open and the noise woke us up often. And there were blood stains on the wallpaper. We did appreciate the good breakfast and the help ordering a very early morning taxi to the airport. But the cost was 160 Euros so I’m sure they got a good cut of that. Was not what I expected of a three star hotel, but I’m unfamiliar with Italian star rating system.

Great location as it’s close to the train station. Wonderful water bus stop right outside the front entrance. Breakfast was great. The only reason for 4 stars on staff is that the reception desk was not very friendly when we arrived.
Staffs were very helpful
Access is not disabled friendly at entrance and to the rooms. I am on a Europe tour with family, and with luggage climbing stairs was a big hassle. Location is conveniently connected to public transportation system and very close to multiple dining options.

Very dated but comfortable. Great location with a canal view. Breakfast wasn’t great but passable. Overall value for money.
Our stay at this hotel was extremely disappointing. The room looked nothing like the photos online. There was no working A/C, it smelled strongly of mold, and worst of all—there were ants everywhere. They were crawling all over the room, got into our suitcases, and ended up all over our clothes. It was incredibly uncomfortable and unsanitary. The only positives were the friendly staff at check-in and the ferry terminal conveniently located across the street. Unless you truly don’t care about where you sleep or how clean it is, I’d suggest staying elsewhere.
The hotel was in a traditional Venitian style in a lovely part of Venice.
I wish I had taken a photo of the room we stayed in. It was terrible. Do not stay in room 310 or any of the rooms in that building. Our room was an attic turned into a room. You could not stand up straight when inside and the shower was about 24x24inches or 60x60cm. You had to shower with the liner open just to fit in the space and access shampoo, etc (again, had to stand hunched over in shower or hit your head on the sloped attic ceiling). I asked to see another room and it was even worse, a hallway with two single cots and a walkway too small to walk through and no place for the luggage. We had no choice but to stay in the attic/converted bedroom. Our friends stayed in the building next door and it seems those room were more reflective of the ones on the website. Also, our room was a walk up so if that matters, def do not stay here.
The air conditioning in the room was very bad in the hot July weather and when we told the evening receptionist about it, he said he would pass on the message to his daytime colleague. The lady at reception the next day was very rude and told us we should have said something earlier and when we told her about already telling her colleague, there was no apology and not much was done! The property is dated, shower bathtub very cramped and old and breakfast is average. Very little value for money compared to several other places we have booked through Expedia all over the world! There’s also no lift and overall poor customer service!
Limited amenities. Shower door didn’t close properly. Only stairs to the higher floors so travel light. Had a good complimentary breakfast. Overall, a good practical hotel on the water.
three nights and had bites all over our bodies sleeping on the bed. The pictures are too generous for the condition and the actual look of the hotel. Far from many areas of interest

We had reserved a canal facing room, they did not have one available(warning). BUT they had an "upgraded luxury" room. No, not on the canal, but through a back garden, overlooking residential living(tourist interest), in a room made for a nobleperson! Damask printed fabric wallpaper, gold trimmed restroom including bidet, ornate head and footboard with matching armoire, blown glass chandelier. It was very beautiful, peaceful, decadant. Included breakfast was delicious and sufficient. Location was right by 'bus'(boat bus) stop.
Sweet little hotel on the canal. Close to station. 20 mins to San Marco Square. Tiny little room but very cute.
The ac was out in our building. It was very qarm in the evenings fir iur 2 night stay. Managenent was notified but did not get it fixed.
