Just the location

Cons:

This is not a hotel! The rooms doesn’t have basic items like a refrigerator, a garbage bin, etc. Breakfast is a list with 15 items in the smallest size possible. And you have to pay for some basic breakfast products! Usually some breakfast part is missing or is not eatable (like a yogurt that they delivered one day). There is no breakfast room so they are delivering breakfast to the room. Cleaning is basic and usually some garbage is remaining in the room after cleaner! Even the coffee pods that the have to use with a coffee machine were half empty so you were drinking water not coffee!

Charming & comfortable hotel in beautiful location
Pros:

This is a very charming hotel in a very convenient location. The team is super friendly! Beautiful room, wonderful breakfast.

Quiet comfortable lodging convenient to SMN train station
Pros:

Well maintained and furnished, very clean. Tasteful decor. Terrific location near SMN train station and Unità T2 tram station to the airport. Good concierge services. We left too early to have the breakfast (included in our room).

Cons:

The bathroom was half of the room and very warm. It was great for bathing in the huge claw foot tub but we had trouble getting the bedroom to be cool enough for sleeping. Finally opened a window and closed the sliding doors to the bathroom area.

this was the second time and I'd stay there again.
Pros:

breakfast is brought to you in your room, location is fabulous, Two blocks from the station. Two blocks to Santa Maria Novella. Walking distance to the Duomo. Three blocks max to the tram.

Cons:

I ended up paying extra for breakfast foods that were not clerly labelled as such.

Pros:

Fantastisch ontbijt naar keuze op de kamer geserveerd. Mooie, schone kamer.

Cons:

De manier van binnenkomen. Pas op de eerste verdieping (na 3 deuren; buitendeur, hek, lift of trap, voordeur) ben je binnen en ontmoet je de eerste medewerker.

My stay was beautiful and pleasant. I recommend this property to all those visiting Florence. I will go back :)
Pros:

I loved this property. I have no words to thank the staff, all were so welcoming and helpful, adorable really. I loved that the plants were clearly happy and taken care off. The place is so clean and silent. Perfect.

Cons:

I don’t have negative points. If I could improve something it would be to ensure that the room gets completely dark at night. That and silence are needed to ensure a good sleep. My room had some spots where light was coming too much (under the entrance door, around the window stores, I had to use a mask in my face to be in the dark.

Pros:

It’s a private boutique house hotel, no main communal rooms but that was the appeal.

Cons:

It’s individuality, rooms are all different, it feels historical yet contemporary. Great taste levels.
