Wonderful historic property (built in 1641 as a private home). As typical, it did not have an elevator for customers so we had to walk up 2 floors to our room. Otherwise it was wonderful and the staff very helpful. St. Mark's Square is close by, and gondola access is adjacent. Loved our 2 night stay. We were pleased they were able to provide 3 rooms for our family group of 9 persons (my wife & I, our 2 grown daughters and their famlies). I would certainly recommend this property!
First time in Venice - we stayed in room 201 for 2 nights. Great little hotel - would suggest trying to stay in the top floor if you can (floor above ours) - it has much cozier feel and the rooms feel bigger. Room 201 had enough room for our family (2 adults and 2 children) - view outside of the canals with nice windows that opened up and let in a ton of breeze and air. Make sure to bring European outlet converters - also, everything had to be plugged in when we got there. Hotel has alot of steps and no elevator except for bags. The hotel is lightly staffed but someone is always at the door to let you in and out (which is great for safety). Our room had a magnet card but others had actual keys which they ask for when you leave each day (kind of weird and other people in our party found it annoying). Breakfast is served daily and was pretty decent. Lots of great restaurants close by and below - we sat and ate along the canal for almost every meal.

Highly recommended hotel in the heart of Venice. Our group of 8 rented a total of three rooms in this beautiful boutique hotel. We needed a quad room for us and our two kids… the quad room was huge with a double (king) and two twins. Beautiful rooms with fancy Venetian look. The breakfast buffet is everyday starting at 8 and was a fantastic and surprising addition to our stay (included in the price) - lots of options from pastries, meats and cheese, to cereal, yogurts, fruit, and even made to order coffee drinks. The staff is very kind and extremely helpful. They helped us to organize a water taxi from the airport directly to the hotel (the stop is only a 2 minute walk over one bridge with stairs). The rooms are all on the 1st floor (so American second floor) but there is a lift to take the luggage up. Staff is available 24hours if needed. We arrived rather late and they were awaiting our arrival at the hotel and even had made reservations for all 8 of us at a restaurant just outside the hotel. The hotel location was absolutely ideal… easy walk to St Marks or Rialto, on a small canal that had gondolas going by, small restaurants right outside our door, but very quiet and not too close to all the chaos around St Marks. I would stay here again when we return to Venice and highly recommend this hotel for their rooms, location and service.
Excellent property and in an amazing location. Very friendly staff and the rooms are clean and fabulous .Very calm and relaxed part of Venice yet close to San Marco and surroundings.Near to the all main objects. Great breakfast and really big and comfortable room , Superior Quadruple Room. Our family room for four was spacious, comfortable and beautifully decorated ,old Venetian style. Large family roomThe staff is super friendly and helpful. The hotel clean and very spacious .Highly recommended hotel

The pictures do not do the hotel justice. It's so pretty. The rooms are large and lovely. The location is perfect. Close to all. Very easy to get to from the boat drop off. The staff is amazing. Someone is always there to help. BTW go to Borano, it's a lovely island. Not as busy as Morano.
I accidentally booked 2 nights instead of 3, so when we checked in I immediately booked an additional night. It was more than double, but I figured that was my fault since I booked late. They had us move to another room for the last night because we “booked a better room.” It was not better. It was much smaller, very loud due to being right in the street (very late into the night, noise in the middle of the night and very early). It was hot and we couldn’t open the windows due to mosquitos and we still had many bites. The hair dryer didn’t work, so they had another hair dryer, but nowhere to plug it in in the bathroom. The mirror in the bathroom is so far and a light out, so I had to do my makeup on a compact mirror in the main room. Also, the first room had small pillows doused in some kind of perfume and it was very bothersome. Will not stay again.

We were in a room at the top of the property which was considerably colder than the lower levels.

Great central location to explore Venice. Family room was good size for 2 adults/ 2 children. Hotel is a very old building (to be expected in Venice) so had some trouble with water leaking into our room due to heavy rainfall. Other than that we did enjot our short stay.

Overall great stay! Super friendly and helpful staff. Central and close to so much, easily walkable. Beds ok in comfort. Great air conditioning, spacious, clean and spacious washrooms. Great for a family or couple to stay.

Beware, this place has bed bugs and the mattresses are disgusting, it doesn't have any mattress cover, bed bugs all over the beds, I traveled with my wife and two kids, as soon as we found out we took our stuff and stepped outside the room from 2 am, we waited in the waiting area until 8 am because it was too dark to any where. They knew the room had bed bugs and yet they still gave it to us....nightmare! Now we have to go through the headache of sanitizing the bags....
