I booked this property expecting a genuine five-star experience based on the claims made on its website. Unfortunately, the reality could not have been more different.
The hotel markets itself as a luxury five-star property "on Lake Maggiore." In reality, it is located approximately 40 minutes up the hillside from the lake. While there are distant glimpses of the water from a few areas of the property, it is certainly not a lakeside hotel. If you choose this hotel based on the website's descriptions and photographs, there is a high likelihood you will be disappointed, as we were.
Our stay was originally planned for four days, but we checked out after just 24 hours. Looking back, leaving early was one of the best decisions we made. The Lake Maggiore region is stunning, and there are countless beautiful properties that are actually on the lake and offer a far better experience.
Service
One of the most surprising aspects of the hotel was the sheer number of staff members. There were often four people standing behind the reception desk at any given time. Unfortunately, quantity did not translate into quality.
Requests were routinely met with shrugs, "I don't know," or "You'll have to ask someone tomorrow." I travel extensively and have been fortunate to stay at luxury properties throughout Australia, Africa, Thailand, Japan, Portugal, Spain, France, and Italy. I am not someone who expects hotel staff to speak English fluently. What I do expect from a five- star hotel is a willingness to help and communicate. Outside of the front desk manager, no staff member appeared interested in making any effort to communicate, whether through translation apps or otherwise. More than once, staff simply shrugged and walked away. The one exception was the breakfast team, who were warm, attentive, and genuinely welcoming.

The Wi-Fi worked in the lobby but did not work in our room.
Air Conditioning
The air conditioning in our room was non-functional.

The hotel's marketing materials heavily emphasize its views. The reality was quite different. From our balcony, the primary view was a dirty wall. I am 5'5" and could not see over it. The balcony itself was neglected, with feathers, dead insects, mold, and visible dirt. Photos attached.
Wellness Center / Fitness Facilities
The hotel advertises a wellness center, and there are signs throughout the property—including in the elevator—directing guests to one. However, there was no wellness center, gym, or fitness facility of any kind during our stay. Whether one existed in the past is unclear, but there is certainly none now.
Pool
The pool appears to be the newest part of the property and is acceptable, but hardly what one would expect from a luxury resort. There is no poolside food or beverage service (it is nearby but you cannot lounge poolside and enjoy a drink/snack), and the plastic loungers are bare, with no cushions or pillows. The view from the pool overlooks a weedy hillside where a robotic mower slowly moves back and forth. Again, think basic three-star hotel rather than luxury five-star retreat.
Food
Breakfast was genuinely excellent. There was a wide selection of fresh, high-quality options, and it was easily the highlight of our stay. Dinner, however, was deeply disappointing. We were seated outside beneath dirty, torn, mold-covered umbrellas. The menu was extremely limited. My meal consisted of a dry, bony piece of white fish and a potato soup served with what appeared to be store-bought croutons. It felt more like cafeteria food than dining at a luxury hotel.
Room
The room itself was acceptable but entirely unremarkable. It felt more in line with a three-star property than a five-star one. Because of the unusually high balcony walls, very little natural light or airflow entered the room, creating a dark and somewhat depressing atmosphere. The bathroom appeared to have undergone a budget renovation, with mismatched materials and inexpensive finishes. Bright blue and black faux-marble surfaces clashed throughout the space. Exposed wire lighting on the ceiling gave off a harsh fluorescent glow and occasionally flickered. There was also visible black mold in the corners of the shower and bathtub area (photos attached).
Final Thoughts
This hotel's greatest problem is not that it is a three-star property. Many three-star hotels provide excellent value and enjoyable stays. The problem is that this property presents itself as a luxury five-star destination and simply does not deliver on that promise.
Outdated facilities, poor maintenance, misleading marketing, inconsistent service, and a location that is nowhere near the lake create a significant gap between expectation and reality.
Had this hotel been marketed honestly as a mid-range hillside, historic property, my review would likely be very different. As it stands, I cannot recommend it and would strongly encourage travelers seeking a true Lake Maggiore luxury experience to look elsewhere.

Douche in badkamer liep elke dag over, verstopping of technisch defect, meerdere malen aangegeven maar niemand is komen repareren dus elke dag kletsnatte vloer badkamer. Her en der is de afwerking niet even mooi (nieuwbouw gedeelte (dak garage) bv met plastic kunstgras.

On a aimé la chambre, très confortable et l'hôtel est bien sympathique et beau quoiqu'un peu vieillot, il mériterait peut-être une rénovation surtout au niveau de la réception et du bar. Le petit déjeuner était de qualité avec un choix varié !
