The hotel itself is okay but quite dated and in need of renovation.Unfortunately, the biggest issue was the cleanliness.Under the bed, there was a thick layer of dust, leftover popcorn and empty bottles-clearly, it hadn't been cleaned in a long time.The bathtub was also dirty, and we had to wash it ourselves before using it ( we didn't come here to claen!).Our sheets weren't changed once during our 7-day stay,and the towels were only replaced once.Glasses weren't replace daily, so we had towash them ourselves.the ashtray wasn' emptied and the coffe wasn't reffiled- we had to ask at reception every day. There was also only one power socket on the side of bed, so we had to unplag the kettle to charge our phones.
The food at hotel was okay, but breakfast was very boring-the same thing every day with no choice. The only real positive was excellent service in the restaurant.
Te hotelhas a great location with beautiful sea view, close to many shops and restaurats, but overall it does not meet the standards of 3-star hotel.
Our stay at this hotel was lovely thanks to all the lovely staff members especially the reception staff including head of reception too. Both Magda and Mikaela was such welcoming people and always willing to help with a smile .
Great location right on the beach and by the strip spoiled by poor management.
On arrival was put in a side view room when I paid extra for a front seat view room.
Told reception was told its not their fault to come back in morning after breakfast.
We stayed the night in a dirty room and was woken up at 7.45 am by a woman singing to music we thought she was in the room with us! The rooms have adjoining doors.
We went to reception and was sent in to see the manager. She only looked at my wife when conversing. She said they class the side room as a front view because of the big balcony! She said come back at 12ish and we will have a room sorted and we will give you late check out at 6pm for inconvenience ( which didn'thappen they were phoningus at 12pm why we weren't out of our room and maids lettingthemselves in). We still wasn't able to unpack. When we went to the new room the maid was in it and said she be 20 mins. So we went back to the other room with bags to wait and the manager walked in with a man wanting to sell the room!!!! She said what are you still doing here Out Out!! So rude. Had to bite my tongue.
The following day we didn't get clean towels when phoned reception they said they send some up none arrived. Phoned again and was told to come down and get beach towels. We used our own.
The maid was very poor making bed and replenishing things.
The restaurant is small and poor choice. We ate out mostly.
Plenty of beds in the grounds but most are in the shade. Around the pool are usually gone first thing.
Overall we had a poor experience I think starts with a very poor manager who is rude and reactive to problems instead of proactive!
Just returned from a 14 night stay at Silver Sands, rooms adequate, but rather dated, shower access not too good as sloping tiles for drainage which tend to get rather slippery when wet. Balconies tiny. There was a general noise issue as a constant hum like a generator running all the time, not coming from the hotel but possibly from adjacent hotel. In close proximity to main street so excessive noise from bars until about 1 am most nights. Food fine with many fresh salads etc. Bar areas good with entertainment most nights, Most staff are a good asset to the hotel. Pool is plunge pool at best not suitable for serious swimming. Would imagine the area is horrendous in high season as beach relatively tiny and beds and umbrellas packed in.
I must say that this place is amazing. The sand, sea and staff, who were very helpful. The manager Iezekiel and the staff including Oyasim, Arif, Diptu, Mehedi, Heidi, Tomo, Ivo, Jenny, Nikki, Moriya gave great customer service. There was variety for food too.
All the staff couldn’t do enough for us.
Yoga and Aqua with, the lovely Margarita was a good way to start the day.
We will be back as we loved it so much. :)
Superb location on Protaras strip , plenty of sunbeds of various types even cabanas free for a nap.
Rooms tired but currently being refurbed . bed comfy and view superb from all rooms - beachfront best but balconies angled to sea.
Lifts not big enough and only 2 if on upper floors.
Good excellent - half board and meats were lovely , good choice and always replenished even with 10’mins to end service .

As mentioned by others this hotel is in a perfect location on the beach front and just minutes from the main strip with a multitude of bars and restaurants - Our room was very tired and in need of an update but on the plus side was clean with an excellent shower with plenty of hot water along with excellent AC and Wi-Fi - Food in the restaurant was limited for choice but was still very good - Staff throughout were all very pleasent and helpful - Entertainment could have been better but overall very good value for money.
The location of the hotel is good you couldnt get a sun bed round the pool towel put down at night for the following morning
The food was terrible the waiters stood round talking while dirty tables pilled up you had to get your own cutlery
Rooms basic the cleaner did a good job
The bar manager was really nice he was greek cypriot
The rest of the staff not greek and not friendly
Would not stay again and wouldnt recommend

Currently here at the Silver Sands Beach Hotel in Protaras, Cyprus. (25 - 30/10/25)
Daily temperature betwen 32° & 36° acording to my travel thermometer attached to my travel bag.
The Hotels location is in an excellent spot. Right on the beach and just a 1 mi ute walk to the ships and restaurants. The beach is perfect with clear blue sea and nice sandy beach. The water has some rocky areas making it good for snorkeling to see the maby varieties of fish. Loads to do on the beach with paid for activities.
The hotel, as mentioned is in a good spot, easy to get to the beach and shops within 1 - 2 minutes. We are on the second floor and I timed the walk from my room to the beach that was 90 seconds using the lift. The room is average and is what is to be expected for the price. Nothing fancy but functional. We booked with TUI and was a bit disappointed that we booked a seaview room and was given a side seaview however, once we arrived I did find that they have much better rooms available that face the sea directly that TUI dont provide so, you may be better off contacting the hotel directly for these rooms. Staff here are very friendly and helpful, can't fault them or the hotel manager / owner as they have made 110% effort to accommodate us and resolve any issues.
Rooms clean within reason, there are spots that have been missed like the back of our bathroom door at the bottom which has had hair stuck to it since we arrived. My only issue woild be that the mattress sheets are too small for the bed so, come of during the night leaving you either waking up and putting the bed back together or sleeping direcyly on the mattress.
It can get a little noisy at night with the bars entertainment if you have young chikdren that gi ti bed early but it gets a lot quieter by around 22:30 - 23:00.
This hotel is goof value for money if you are looking for a budget holiday with lots of sun and autumn warmth during October half term.
WiFi at the hotel is chargeable with 1 day being €5 & 7 days being €20 but, you shouldn't need it as mobile signal out here is very good on O2, Vodafone and EE. (Don't have a THREE SIM to test) I've been using the O2 and EE SIMs as they are using my normal UK data allowance and there are no additional charges. Vodafone will charge unless you have a travel package.
Pricing, everything here is relatively cheap or reasonably priced.

Amazing views from our room and could see fig tree bay.
A special thank you to Mikela on front desk who is a credit to the management, she always went above and beyond and any requests or concerns.
Rest of the hotel staff were warm and welcoming.
Pool area was clean and tidy and well kept.
Restaurant food was ok you could find something for all, however if not to your taste the restaurants are just a 5 min walk onto the main strip.
this is our 3rd time this year and can't wait for next year.
Fabulous location. Some of the best all inclusive food I have had. Lovely staff. Regular cleans & towels from housekeeping.
A few niggles...
We had 2 room keys & EVERY day we had to get one of them reset. We know we weren't the only ones. You need to sort this out.
If you are going to charge for wi-fi, at least make sure it works. It really was poor. I spent more time off the wi-fi than on.
Why do the sheets NEVER fit the bed ??? So annoying & unhygienic to wake up & find yourself sleeping on the bare mattress.
I prefer not to have to buy a bottle of bleach for our bathroom but it felt necessary this time. Obvious dirt from previous guests had not been cleaned. Also when we were leaving, we checked under the bed to find a horrible amount of dust etc. Housekeeping need to do a better deep clean in-between guests.
We had a great holiday experience at this hotel in October 2025,having returned after a number of previous stays. We have spent two weeks and thoroughly enjoyed it. The hotel has made a number of improvements from our visit last year which include, new furniture in & around the pool bar and a general revamp of the external areas.
The staff at the pool bar were very polite and attentive, led by Kostas, with the assistance of Nicoli, Yovko and the newest member of the team Maria
The restaurant has undergone some changes also, the food was more varied and of better quality than previous visits.
The reception and cleaning staff who are looked after by Magda, need also to be mentioned; nothing was too much trouble, they really added to the enjoyment of our holiday, meeting all of your needs whatever the time of day/ night
If you like to have a drink in the evening, you’ll be served by Makis on the lobby bar, cocktails are his specialty.
Finally, the hotel is situated on a blue flag beach, in close proximity to Fig Tree Bay with bars and restaurants very close to the hotel, making this the ideal choice for an enjoyable stay. We would highly recommend staying at this hotel.
Just got back from a lovely stay at this hotel. I was a little concerned about reviews of tired and dirty rooms but I needn't have worried...we had room 520, a lovely bright and modern room with a view to die for and the cleaners did an amazing job everyday . I did hear that some of the lower floor rooms were not so good but I couldn't comment on those.
Excellent beach front location and every member of staff was polite, pleasant and only to eager to help.
I would say the only downfall is the food, mainly the breakfast which is bizarre...the toaster takes about 6 goes to get ony colour at all, the breakfast cereal is like cardboard, no one cooking fresh eggs or omelettes, just slight tweaks and this hotel could be amazing. We stayed half board and the food on the evening was very good in the main. As someone with a severe fish / seafood allergy, the labelling could be better as I say small tweaks..
Overall though fab hotel and I wouldn't hesitate to return :)

I stayed at silver sands during the month of October and I had such a wonderful time! The location and the food at the hotel were amazing. A special thank you to Mikela, the brilliant receptionist who was so accommodating, professional and helpful throughout our stay!!

Stayed here for one week, wish I had spent my money somewhere else, this hotel is dreadful, on arrival I was given a urine smelling room, 102 with mould in the bathroom, ceiling slats were all loose and mouldy had also been lifted out of place, paint on mirrors .paint splatter on marble surface in bathroom , electrical issues with wiring,,,patio door not got lock, no toilet paper, No towels, No spoons for tea making, broken Sun beds that were dangerous, lifts kept breaking down,I instantly went to reception were it was like going to see your head Teacher and asked them to move me which after a lot of questions they said I could move the next day, they moved me to the upper floor as these rooms were upgraded,, food was dreadful, no variety just the same thing every day,
We spoke to a few people that wasn’t happy with this hotel, and one couple were put into that awful room the next day that I left it , they also asked to be moved, all they want in this hotel is your Money they aren’t bothered if you have a nice stay, there are much nicer hotels to choose, won’t ever be going back there again,,,,
It seems every year despite my calling at reception and reporting it and emailing showing photos the hotel has no issues with the fire escape having bags on rubbish. Heaven forbid what would happen in a fire. I stay in a hotel nearby and over look the fire escape.
Location is absolutely perfect, (I booked becauseit was the cheapest on the beachfront and strip). Food was really good, with plenty choice, staff were all very friendly. Pool area was good, no sunbed wars. Toilet around the pool got dirty and smelly as the day went on though. Needed checking and cleaning more.
Also, bathroom in the room was disgusting, toilet looked like it hadn't been properly cleaned in months judging by all the brown build up under the rim. I took the brush to it myself but it needed bleach! The tiles were all stained, mold in the seals and grout. The shower leaked all over the floor.
The worst part was sleep quality. Beds are uncomfortable, the sheets are bobbly. Only one pillow which was lumpy. Noisy fridge, dripping toilet, rubbish air-conditioning. Then when the sun came up was like being caught in full beam. Curtains didn't do anything to keep the light out. If you did manage any sleep you were awake by 6am.
Shame it could be a brilliant hotel, but I've cancelled my booking for next year and booked another hotel and paid more.
It's a case of you get what you pay for.
If it was refurbished fully. I would come back. But not in the state its in.
