Wonderful room with a great view, easy to get to and good parking, very well equipped room, comfortable bed and heated floors in the bathroom was a bonus, very impressed!

The cleanliness was very poor, didn't have a broom or vacuum, raging party in the nearby apartment nextdoor & the false advertisement & mix up of the rooms.

The hotel was chosen for its proximity to some shops and eateries we intended to visit. It was useful to have a table and kitchen chairs. The bed was reasonably comfortable and the bathroom relatively spacious. We were able to leave our car parked on the street overnight and didn't need to use the expensive overnight parking on offer by the company.
The lack of reception staff necessitated extensive on-line hassle to be actually able to get into the apartment. There did not seem to be any indication in the initial booking messaging that this would be required, nor that photo identification was needed eg. a passport or driving license. Having left home the day before I was informed I needed to complete this process, it was pure luck that I was carrying appropriate identification and was able to complete it - it's not usual in NZ to carry your passport when only travelling internally, as I was. In addition, while I have to assume that the company has had all the questions checked for legal compliance with NZ Privacy legislation, some of the questions seem to be beyond what was necessary for the NZ environment. Finally, the wording of the message seeking me to complete the security process could have been clearer that it was mandatory, necessitating me making a phone call to find out why my registration did not seem to be working. It was a hassle and I would think twice before staying here again.
As well, the room looked straight into a carpark -and the carpark looked straight into the room. There was a gauzy curtain but I suspect if you had the light on in the room, you'd be able to see through it. The apartment was on the fourth or fifth floor of the building, it was so close to the carpark building, it might as well have been underground.
The room was small-ish, but not so small that a second bedside table could have fitted - it was very inconvenient to have one on one side only, given both occupants wear glasses which need to be removed to sleep.
The dining table appeared to be bolted to the floor so couldn't be moved slightly to allow more room for moving around the apartment.
One of the dining chairs was ripped along the seat.

The fridge sounds like a tractor and runs on and off all night long.

Overall, we enjoyed our stay, but there were a few things that could be improved.
The extractor fan above the cooktop wasn't working.
The lounge only has a two-seater sofa, even though the unit accommodates up to four guests. This meant one of us had to sit on the dining chair to watch TV, which wasn't comfortable at all.
The bedside lamp in the second bedroom wasn't working.
While the beds had duvets, they were quite thin, and there were no additional blankets in the cupboards for extra warmth.
Lastly, we found the accommodation quite expensive for a unit that isn't serviced during the stay. We've stayed here many times over the years when the property was still Distinction, and the units were serviced daily, so this was a noticeable change.
We hope this feedback is helpful, as we've always enjoyed staying here and would love to see these small improvements for future guests.
The studio apartment was warm, cozy, and tidy. Was great to be in Te Aro near St James Theater, where our gig was and surrounded by great food and bar spots.
The shower, toilet, TV, and kitchen were all in great order

Good, central location, bed was super comfy. Room diffuser scent was actually really lovely, not too overpowering, good coffee machine and kitchen equipment.
Couple of extra towels for our 4 night stay would've been welcomed.
