I hated the app you had to download to enter rooms. Mine continually produced errors and I could not enter room.
No staff at location.

Perfect location in best neighborhood in San Francisco
Pros:

This inn was an absolute gem and the perfect home base for exploring San Francisco. The location could not be better—right by Washington Square in the heart of North Beach/Little Italy. Being so close to the tall, beautifully lit church made it incredibly easy to find my way back at night, which I really appreciated.

You’re surrounded by fantastic restaurants and bars, just two blocks from the cable car, and within easy walking distance of Chinatown and even Pier 39 if you enjoy a longer stroll. It felt central without being chaotic.

The room itself was very comfortable, with a surprisingly spacious shower (a big win after long days of walking). Everything felt clean and well cared for. Coffee available each morning was a lovely touch and a great way to start the day.

Cons:

The only minor downside was that luggage storage was not locked and required leaving bags in the lobby. That said, the lobby itself is locked and only accessible to guests, and we had no issues at all with our luggage.

Self check-in and check-out were smooth and hassle-free. The room was cleaned daily, and overall we were very happy with our stay.

Fun neighborhood, run down hotel
Pros:

The location in North Beach is perfect.

Cons:

Contactless check in so you cannot ask questions, no one answers the phone most of the time, dirty and grimy, stains on the carpet, weird smell, dirty curtains, worse than advertised, used tissues

A bit quirky, but a great location.
Pros:

Great location, small hotel, quiet, friendly housekeeping staff.

Cons:

Some rooms have bathrooms that are separate (across the corridor) from their bedrooms.

There is no front desk. You have to download an app and use your phone to unlock your door. The app didn't work reliably so it often takes several tries to open the door.

The carpets were a little stained in my room.

It seemed like maybe there was going to be breakfast included, but that wasn't the case.

Bed mattress too small for bed frame. It hurts foot when you kick leg of bed frame and also shin. Mattress should fit frame size.

Pros:

Location is close to tourist areas

Cons:

No hotel consierge or hotel assistants, bell hop, etc. The only hotel employees present are the people who clean the rooms.

We know the drill and had a great time.
Pros:

Room 7 has a great view of the church all lit up this time of the year. Location was great as we love North Beach. The room was very clean and it was fine.

Cons:

I would be nice if there was at least on person there. Maybe supply some charging stations for the iPhones.

Would stay there again
Pros:

I would stay at the Washington Square Inn again. The location is superb, a block or two from the heart of North Beach, but it was completely quiet at night. The price was very good for SF. However, you should know that the hotel is pretty rough around the edges. Shower handle a bit funky, carpet very worn in spots, aging tiles, mattress hardly in its first youth (but we slept well). If you want the bathroom in your room as opposed to across the hall, make sure to reserve ensuite.

Not happy at all. These types of rooms should be heavily discounted. Plus the contact be heavily discounted.
Pros:

Convenient, right in North Beach

Cons:

Do not book any rooms that say “private external bathroom”. It means that your bathroom is outside your room across the hall. Very inconvenient especially when you have to get up during the night to pee. If you sleep with very little on, then you have to get more covered up so you don’t run into other guests in hall.
Bathroom very clean but really needs a chair so a guest can sit while changing instead of sitting on the weak toilet seat.
Somebody didn’t think about all this.
The bedroom also needs a chair for comfort. Whoever heard of a hotel room that does not have a chair.
The room is not welcoming.
