Picked this hotel because it was a Holiday Inn location and didn’t think I would have to read the reviews since Holiday Inns have always been excellent to stay at. Bad decision on my part, should have read the reviews. Building looks good on the outside and that’s about where “Good” ends. This is a franchised Holiday Inn and IHG should be ashamed to have its name associated with this location. An aside note, you are charged a fee because you are by the stadiums and in our case that is totally ridiculous because neither football or baseball were in season. Access to hotel is difficult and unsafe; off a busy divided highway. Fast moving traffic and short on and off entrance/exit. You have to do a U turn across divided highway to get to hotel if you are headed west on highway. Hotel sits in a hole basically. Hotel is old and worn out. Staff is not energetic and there can be some language issues. Hotel room is worn out, lady bugs on inside of room window, bathroom has flaking paint, broken tiles, stained tub caulking around tub and counter, broken soap dispenser, and water began dripping down from ceiling necessitating a move to another room. Staff did not help us relocate. Staff working breakfast area acted like it was inconvenience to refill items that had run out even though it was only 7:30 in the morning. We had requested some coffee items for our room which the front desk said they would bring to our room…they never did. I’d recommend you stay somewhere else.
Absolutely awful experience. They charged an incorrect card an have been trying to get a refund for over 2 months. Have called over 20 times and keep being told the manager “Ajal” is busy. Have been given multiple confirmation numbers that the refund is on its way and it never arrives. I really need help getting this resolved!!l
No hot water. Toilet didn't flush. Stained sheets. Staff was unapologetic and not helpful. Customer service at least apologized, but otherwise unhelpful.
Also, the more subjective problems: breakfast was terrible, the ceiling drywall tape showed previous flood damage the normal noise from other guests was surprisingly loud.
Basically, since Holiday Inn Express is a franchise, I now know to never trust another one.
Took 20 minutes to get hot water to shower. got water never got there. I told the front front desk and he said he thinks it must have sometime to do with the cold weather and the pipes. I told him it's 50 degrees f outside. waiting 20 minutes for a less-than-hours shower is not ok. he shrugged.
Also... the tub didn't drain. the drywall tape had come loose from the ceiling and was crumbling. same thing in the dining room and other places, plus peeling wallpaper. they must have flooded and gotten a cheap repair job.
I tried to use the pancake machine for breakfast and there was a carpenters clamp kind of holding it shut. the breakfast attendant barked at me: "no pancakes!". the apple juice dispenser dispensed water. the tater tots were in the steamer (yuck!). there were cleaning chemicals on the table with the food. the breakfast attendant had gloves on. but was touching her face and furniture with them.
sure, it was a cheap hotel room. but I think it's reasonable to expect hot water and basic food safety. With a cheap hotel room, if it's cheap enough, I can live with crumbling drywall and peeling wallpaper, rude/ignorant i-just-work-here staff, lame breakfast, etc. This is below any level of acceptable.

Our group had more than 20 rooms, so we saw a wide and accurate snapshot of this property. The negative reviews are absolutely consistent with what we experienced—and what you don’t see online are the misleading statements the hotel provides to corporate when guests report problems.
The health and safety issues at this hotel are simply not worth the risk. The rooms had strong, toxic‑smelling odors, and we found multiple air fresheners stuffed inside the air‑handling units as well as plug‑ins throughout the room. Staff even sprayed a substance directly into the unit to mask the smell, which did nothing to fix the underlying problem.
We also encountered bugs in multiple rooms—even in the middle of winter—and one family found drug paraphernalia in theirs.
Before arrival, the front desk assured us several times that we could cancel our Sunday night stay due to schedule changes. They repeated this at check‑in. Despite checking out early because of the unsafe and unhealthy conditions, we were still charged for all three nights. Trying to contact them is a nightmare, The manager **** told me to call back and talk with the GM Andrew who we found out the next day when calling no one by that name exists
This property is not safe, not clean, and not honest with its guests.
DO NOT MAKE THE MISTAKE WE MADE.
Feels more like a motel... Had a lot of issues, stay was not great. Breakfast was sad.
The entrance is a driveway directly off the interstate, pulling into the parking lot is a hassle If you have to go left, you have to turn out to the next exit down the interstate so you can flip around.

8551 East Blue Parkway, Kansas City, MO, 64133 is a total joke. The person at the checkout desk seems to be wearing many hats nobody to help him out. He went out of his way to move us to another room that has hot water in the shower room 223. Also the remote control cover on room 223 is also missing. This room also is not clean you can look at pictures I posted of both bathrooms room 223 and room 216.
We are not the only ones complaining at this Holiday Inn and Suites! We have no hot water in the shower the only hot water we have is from the sink in the bathroom and the cover for the remote in our bedroom is missing in room 216. We will fight the charge with our American Express as soon as we checkout tomorrow! To top it all off they told us there will be a hold of $100 for incidentals! At the other Holiday Inn and Suites in Colby Kansas they never asked us for a deposit they say it will be returned as soon as we checkout! The hotel is dirty, the rooms are dirty with stains on the carpet, the walls of the room and the doors, the tub has a pink mildew going on the bottom of the tub and the surroundings of it room 216. Let me not get started on room 223 the tub has a stain too on the bottom is totally disgusting! 🤢 If Holiday Inn owns this hotel they will here from us. It is ridiculous that they have this hotel open when it should be shut down! Shame on you Holiday Inn! 😡😡😡 I do not recommend this Holiday Inn and Suites stay away!

The room was in terrible condition. Peeling wallpaper and the toilet seat was not attached to the toilet. Bathtub had been repainted overtop of dirt and hair. All of the common areas were kept uncomfortably hot.
Waited a half hour for the front deak attendant that was "helping another customer" yet came in the front of the hotel. Literally a half hour. Breakfast was lack luster. Heard every sound in hallways 24/7. Walls are super thin.

Nothing good. The rooms I booked were not available because the card readers for the doors were broken. The check in staff couldn't figure out how to authorize the incidental deposit on my company credit card. Once the guys were finally in their rooms, the card reader broke again leaving one guy stranded in the hall and ultimately spending two hours with a maintenance man in his room until 11pm working on the door.
The staff was very nice. This property was clean but clearly older, dark, and shabby. Considering the exorbitant price per night, we expected a much nicer property. The worst problem was finding this hotel! Hotels.com has the wrong address posted for this Holiday Inn Express! We discovered this when we drove to the posted address only to be told we were at the wrong Holiday Inn Express! Hotels.com needs to post the correct address!
We had bugs in our room we asked for a refund and they said no we had no other money for any other room and they refuse to give us a refund

Breakfast was good
There was trash not cleaned up by housekeepers left from previous guests. The pull out bed was absolutely disgusting with bad stains, the third floor smelled of pee with a puppy pad in the hallway. The ice machines didn’t work, the pool was not cleaned very well and felt gritty.

What I didn't like was when I arrived the clerk gave us a room. We went up to the room that was given to us and we could not get in the room the key didn't work so we went back downstairs to the front desk. We also had a cart with our stuff on it that we had to push back down as well. But when we did go back down to let them know our key didn't work he redid the key again. So we went back up pushing the cart again. Get back to the room key still didn't work. So he got the maintenance man and he went back up with us. He tried several times at the room door he couldn't get it. After seeing him try several times we went back down to front desk and just asked for a different room. As we at the desk the maintenance man called the front desk and said that he got in the room. By this time the clerk got us a different room. After getting a different room we went back upstairs to the new room. Opened the door and it smelled horrible. Went back down stairs to the front desk and told him about the room he gave us. So he gave us back the original room. Got back up to that room and the maintenance man was in there listening to his music until we unlocked the door. Very bad experience.
