Pros:

Great location in Tsukuba. Room is comfortable. Laundry machine and microwave are good for staying for a few days.
The room gets a bit older now the room is showing some aging signs but overall it is very clean and functional.

Cons:

Here they have this nice magnet system to indicate whether you'd like a new set of towels or have the room cleaned. However the message written on the magnet does not align well with what they'd actually do. The magnet (and other written messages you can find) indicates that the room will be cleaned every 3 days. But even on the 3rd day if you don't put out the magnet it will still not be cleaned.

I also hope they can collaborate with the little gym across the street and offer their guests a chance to work out (with a discounted fee, say).

good location
Pros:

Location is good, easy to move around as the station and bus interchange were 100m away. Eateries and supermarket were also 100m or less away from the hotel.

Cons:

Breakfast could have been better. Not much varieties.
Room is small since we were in Hokkaido before coming to Tsukuba, the rooms in various hotels in Hokkaido were much bigger.
