Location, friendly staff.
Room was at rear and the kitchen air extraction system was loud and intrusive from early morning until late at night. I was staying overnight before heading to Edinburgh airport the next morning for a long day of travel and wanted an early night sleep but had to wait until the extraction fan stopped late that night.

Great staff, clean and comfortable room, lovely gardens
Greeted by friendly and helpful staff who easily assisted when i had to book a table for dinner and make arrangements to assist my fur baby. The Hotel is absolutely beautiful inside and out and the room was very clean and tidy. It had everything I needed from free toiletries to a kettle. It even came with a mini bar fridge and some coffees, teas ans hot chocolate. The restaurant was very nice and the food was exceptional.
The temperature was a bit on the warm side, but I managed to open a window and luckily it was quiet outside so could sleep with the window open. I couldn't find a bin on the grounds, not ideal when travelling with a dog and nowhere to bin the poo bags.
Breakfast choice was limited
Noisy room, access doors in hallway squeaked and banged closed all night. Noise of glass crates being moved around at 2am. No water in the rooms. Pillows were not comfortable. Shower sealant had considerable black mould attached.
The hotel was very clean, the room was spacious and had everything you would need. Breakfast was a good buffet style.
The bar area is lovely as is the little court yard outside the front of the hotel

Stayed here many times mainly due to the location and the rooms are usually of a good standard
This was a terrible stay unfortunately. Immediately as we entered the room it was freezing as the window was wide open. We later discovered that this was clearly the cleaner trying to get rid of a terrible odour in the room. The room was absolutely stinking. On top of that the room was filthy, and there was actually rubbish in the corner, food, plastic waste etc. On top of all that, at 2am I was woken up by the next room blasting their TV at full volume. I then called reception, who to his credit dealt with it immediately. However not long after it happened again and again reception dealth with it. However as a result I couldn't get back to sleep and had one of the roughest nights in a hotel.
