I will not stay here again. I'll sleep in my car if necessary.
Pros:

The window shade made the room pretty dark. The coffee and sausage were good. Not really anything more that was good about this place.

Cons:

Check-in was a nightmare. Staff was inattentive. Room wasn't ready at check-in. Had to talk with two different managers and several front desk staff to try and get out of the lobby and into a room. The entire check-in process was horrible. Wasn't happy with breakfast. Eggs were sitting in a water bath. waffle batter wasn't mixed and wouldn't come out of the spigot (I had to take out the container and shake it up to get the batter to come out). The butter was so cold that it destroyed the cooked waffle. Maple syrup was ice cold and only served to chill the waffle even more. Several people in the breakfast room were complaining. Asked for a receipt to show that there were no "incidental" charges, and the front desk staff told me that incidental charges (if there were any) wouldn't show until after I checked out (which I had to point out that I was doing that at the time).

Cleanest is a big issue for here
Pros:

Place was in need of some cleaning overall no to bad but not very clean. The trash was overflowing by the elevator on the second floor the floors and walls were dirty.

A fraudulent stop at rubbish hotel
Pros:

On the route we were taking and pretty close to a restaurant

Cons:

The breakfast was disgusting, the orange and apple juice were so watered down it tasted terrible and the coffee was like dirty dishwasher, you could see the bottom of the cup.
On Booking. Com it is listed as 4 star, when I complained and mentioned that the manager said it was not 4 star but only listed like that. Surely this is fraud as getting customers on false information

Overall, we'd stay again.
Pros:

Staff was friendly, and breakfast had a good variety of food available and stayed open later (huge bonus). We were in a wheelchair accessible room and all the necessary accommodations worked well for our needs. Laundry was convenient but had to go to the gas station for quarters.

Cons:

They were in the process of replacing mattresses and we would have loved a new one for our stay as the one in our room was well past its expiration date. We mentioned this to one of the workers but I'm not sure it was passed on to the owner. Because of this work going on, some of the common areas were messy. But it was clean where it mattered.

Pros:

Good location. Staff fixed very slow drain in shower quickly. Bed was comfortable.

Cons:

Mattress cover and sheet come untucked every time you roll over. Was a shame bed was comfortable. Pillows not comfortable.
