Amazing Location and beautiful beaches! However, hotel definitely needs some help. (Rooms are the size of a college dorm, room decor puts you back in the 80s, toilet in my grandmas rv flushed better, water pressure in shower maybe 10psi, enough rust on the fixtures you would think you were in a scrap yard, couldn’t turn the ceiling fan on or you would of been in a dust storm, the base mounted mini tv was hanging by a thread or two, a piece of styrofoam would of been more comfortable than the bed, bed sheets never washed and bath towels were like drying off with cardboard. Oh i forget to mention the hair that was left in and around the shower was probably from the last 4 guests. Hotel needs some serious love. For a little more money much nicer hotels in the same area.

Villa Kiin is NOT a fancy, luxurious resort. It IS clean, convenient, and nicely priced for a fantastic location. The rooms are very functional and have great balconies facing the ocean.
The addition of WiFi throughout the property instead of only near reception is a notably good improvement over Dec 2023.
One item needs addressing, however. The addition of very bright hanging lights in the courtyard/pool area that stay on all night causes bright light in the rooms despite the use of the normal curtains. The only solution to being able to sleep in a dark room for us was the 3rd floor ocean-view rooms had metal hurricane shutters that we shut at night. They were a bit rusty but eventually opening/closing them daily became easier.
This was our second stay at Villa Kiin. We would choose it again in the future.
Me gustó mucho la ubicación del hotel y la cercanía a la playa. No se cual será el motivo por el cual hay una cerca cerrada que no permite ir directamente del hotel a la playa. Eso me pareció poco práctico.
El personal muy atento siempre y dispuestos a colaborar en lo que necesitas. El desayuno de cortesía es un mimo a los huespedes que me pareció un detalle a destacar.
Lo que menos me gustó fué el baño, le falta mantenimiento (por ejemplo hay piezas cerámicas que faltan) y en general, la combinación que hicieron con el revestimiento, me pareció de mal gusto.
Otro tema a revisar, es la ubicación de la hamaca paraguaya en el balcón que me parece un muy buen detalle, solo que como está ubicada en forma diagonal, hace que no sea cómodo utilizar el balcón con las mecedoras. Este detalle, me parece se puede resolver con un sistema que permita poner y sacar facilmente un extremo de la hamaca paraguaya, permitiendo hacer uso de la hamaca o en su defecto, retirar uno de los extremos para dejar libre el balcón y disfrutar a pleno la vista hacia el mar sentados en las mecedoras, tomando alguna bebida que puedes apoyar en la mesita.
Stayed in the Honeymoon Room. We couldn't open any windows which seemed odd. It would. have been nice to have the ocean breeze that was right outside our windows. The grounds were not clean. Garbage was sitting outside our room that had been there for a long time. Our toilet did not work properly and when we asked for it to be fixed, it was fixed temporarily, but broke immediately after. We were checking out so we didn't bother asking again and just made do with filling the tank ourselves. Our remote control was not working when we arrived so we had to get it fixed. The location is nice. Gates were padlocked to the beach so we had no direct access to Playa Norte. Had to go outside the. grounds and access through the public access. The front desk staff was apathetic at best, not the friendly vibe we got from every other place we had been to in Mexico. It seemed like we were bothering them. All I can say, good location.
It’s beautiful being right on the beach (Playa Norte) but set apart from the rest so it’s quiet and away from the chaos. You have to walk out and around for the beach which keeps random people off the property.
The hammocks, palm trees, conch lights, etc really give it a wonderful ambiance.
Just a short walk either way to get a really spectacular sunrise and sunset!
The staff was nice. It included breakfast at buho’s around the corner (on the beach) with coffee, juice, and toast. You could order from the menu at your own expense. They have great chilaquiles!
I didn’t mind because I like white noise when I sleep but the AC unit is very loud. It works well though!
You get what you pay for and this was less expensive than others around it for a reason. The setting was nice, and near the East end of Playa Norte. We found the hotel really didn't try very hard however. For morning coffee you needed to take a coupon a block and a half down the street to a bar. Couldn't they have at least put a coffee and tea station in the lobby if not iun the rooms themselves? We stayed in the Honeymoon Suite which had a whirlpool tub which we enjoyed. The windows in the suite didn't open which was a real shame as it would have been nice to have ocean breezes in the room. Kind of odd that a thatched roof bungalow was so closed up. The toilet wouldn't refill after flushing. We asked them to fix it, and they did once but then it stopped working again. And the pleasant pool area was fenced off (with locked gates!) from the beach, quite unlike all the more expensive beach clubs a few hundred yards away. Not sure who they were trying to keep out. They had safes in the room which would have prevented any theft issues. It appeared that nothing had been updated at this hotel for 25 years. Even the sheets seemed old. To end on a good note the vibe in Isla Mujeres was terrific and we very much enjoyed the street scene.

Increíble lugar realmente nos sorprendió a pasos de la mejor zona de playa norte, impagable la ubicación, las instalaciones del hotel son muy buenas, buena atención y tb nos sorprendió el desayuno, te dan un voucher para un bar que que queda literal al frente de la playa, hermoso lugar! Sin dudas volveriamos
Al momento del check out si bien informamos el horario, no había nadie en la recepción estuvimos más de 40 minutos esperando

Overall, my stay was great. The location was excellent and a good fit for my budget. The view was awesome. My hammock broke and was not replaced, and the water containers were not refilled enough. We also could not find staff to check out in the morning to reach the ferry on time, so we had to leave our key with family that had a later flight.
We have returned to Villa Kiin year after year since 2017ish for the Christmas and/or New Year's weeks! The access to the beach, the quiet of the hotel and the relaxed feel keep us coming back! Yes, there are some details that can be improved upon in the rooms but for location, vibe and kindness of staff - this is our home away from home! See you next year!

Gave 4 stars not 5 for beach side, beautiful views but unfortunately all gates to this resort are paddle locked so cannot enter beach area except from side (main entrance) no biggie just to walk around corner to beautiful North beach right across from Mia Reef. I am sure in its day the gates and additional area with pravillion and 2nd pool was amazing.
Rooms are dated and do require proper cleaning of fan lights, table lamps. We booked on 2nd floor and had queen base with double bed asked to be moved, no issues for an additional $15 us we stayed 3rd level king bed smaller deck area but this was fine, gorgeous views.
Free breakfast is 1.5 blocks away at a beach club, you get free coffee/juice, toast one day then french toast next day (both were great) can order more off their menu. We did a couple times and other times either bought yogurt/fruit from market or went to local bakeries for fresh pastries. Fresh water cooler just outside of front desk.
Pool and ground area nice, lounge chairs dated but okay.
Maria main person at counter was very personable and attentive to any questions we had. Fresh beach towels every 2 days.
Great price for what we got, will be back. Hopefully they update and clean better, we always had a spotless bathroom, sheets and counters in room though.
