Pros:

The food at the cafe is nice. Free breakfast bar comes with the stay. Staff speaks English as well.

Cons:

The room looked dirty. There were black marks all over the wall, the refrigerator was loud and annoying all night, and the wind was howling by my window with no way to block it out.
The air conditioning was decent but it made the room feel a little wet. No option to turn to drying mode.
The bathroom smelled a bit, but it wasn't unbearable.

Overall we enjoyed our time there and would stay there again.
Pros:

Staff were wonderful. Very near train station, just 2 stops from Shinjuku & 2 or 3 from Shibuya. Quiet neighborhood, restaurants & convenience stores nearby. Cafe downstairs has excellent food and coffee! Nice to hang out indoors or outdoors and meet nice people.

Cons:

Rooms are quite small, but we expected that. Breakfast was very limited (soup, toast, coffee, juice), but nice that it's included.
