Cleanliness
9.1
Many reviewers explicitly praise room cleanliness and daily housekeeping; a few note an older feel and slight dustiness or bathroom maintenance issues.
Service
9.4
Staff repeatedly described as friendly, welcoming and helpful (receptionist particularly praised); some comments that staff can be busy but still efficient.
Location
8.7
Generally seen as well-located: good access to bus stops and within walking distance to the center (not central), especially convenient if you have a car and want free parking.
Room Quality
7.8
Rooms often reported as spacious, comfortable and clean, but there are a few reports of small rooms for 3 adults, small shower enclosures and dated furnishings.
Amenities
5.9
Free/ample parking and working A/C noted, but some important amenities missing in reports (no WiFi mentioned, no in-room tea/coffee set), lowering this score.
Value for Money
8.5
Standard quality for this hotel tier
Food and Beverage
9.6
Breakfast is consistently praised as abundant, varied and high quality ('ricchissima', 'da re'); a few remarks about the breakfast room atmosphere or feeling rushed.
Overall Experience
9
Overall very positive stays reported, many strong recommendations and repeat selections for Perugia; minor issues (amenities, dated areas) did not outweigh positive experiences.

Pros:

Receptionist molto gentile e disponibile nonostante hotel pieno e lo staff molto indaffarato.

Cons:

Purtroppo la sala colazione poco curata. L'offerta del buffet era buona ma l'ambiente non era il massimo. Lo stesso per il bagno della camera. Consiglierei di controllare la doccia principalmente.
