Staff friendly. Reasonable breakfast. Clean linen and towels.
Uncomfortable beds. Heavily stained carpet. No teaspoon or tv remote. Shower broken, shower door unsafe. Noisy - from being on main road and dividing door not soundproof so every sound made by neighbour was heard. Loose toilet seat and sink mixer tap.

The unexpected Karaoke until midnight ... we were in room 11, which appears to be right above the Karaoke space. We think they should check the noise level in this room when they have Karaoke on as the noise was ridiculously high and this was followed by people coming in very late and making even more noise.
Also, we were advised only on check in that the 'included' full English breakfast had changed to continental as they had no chef, so we didn't bother and decided to leave early.
When we booked, there was no mention that there was Karaoke on. If this had been stated, we would not have booked.

Clean room, en suite, nice towels, toiletries, iron, hairdryer and tea/coffee making facilities.

The hotel is in a convenient location for shops. There are plenty of eating out places to choose from.
The hotel is right outside a busy traffic area. There's ɓ lot of noise coming from the downstairs bar, which stays open until the early hours.

This is advertised as coming with a cooked breakfast, there are posters around the hotel saying this too see my attached photo, but then there is one small poster on the back of the bar door to say the kitchen is closed so continental only... This doesn't help you when you have already arrived / checked in. Breakfast was tea / coffees / juice with bread, bananas, satsumas, yogurts and some cheese that had been left out of the fridge so it was warm. When I asked why we weren't notified about the change in breakfast a lady rudely just kept replying saying "kitchen closed, see poster"
The beds were comfortable but the rooms were not clean. The bathroom was so small it was a struggle to dry or change in there. As a family of 4 with only twin rooms available we booked 2 x twins to find that they were 2 floors away with very steep stairs.
Loud music from the bar below until 1am, anyone from the bar could walk into the hotel area. Then after 1am the street was really noisy, so we didn't get much sleep. I'd much rather stay at the Travelodge next time.

The decor may be tired, but for me 5 stars is appropriate. For less than £40, I got bed, toilet, wash basin, shower and TV plus a nice continental breakfast. Plus it's 3 minutes walk from the railway station.

Breakfast very tasty, but only if actually available. Because if not available, then replacement in continental version is very limited.
Last few times I stayed it happens to be the issue with kitchen, kitchen staff or something else, preventing from serving cooked breakfast. It would be nice to know in advance (I know that is not always possible) if there will be brekafast or not, before booking staying in.
Location was loud but expected, close to town.
Carpets are stained, water leak marks on the ceilings, bed is overdue and should be replaced.

Awful. Poor choice. Poor in quality. Insufficient. Didn't take it most days - just not worth it.
I have stayed at this hotel several times. I only stay there because it is cheap and I have to be in Leamington for 18 days, but don't have much money. The location is good, but there is little else to recommend it.
Room was super small. No hooks on which to hang anything. Limited storage for clothes, almost none in drawers.
However, I have one MAJOR gripe. I am 80 years old and climbing lots of stairs is not good. So, in 2023 I asked at the time of booking not to be up too many stairs, but was then placed on the very top floor. It's just not fair that you put an older person right at the top of the hotel, especially when she is staying not just for one or two days, but for eighteen days in total.
So, in 2025 I booked in September 2024, to be sure that I got first allocation of room, and again requested that I was not placed up too many stairs, asking this - remember - nearly 12 months in advance. Result ? I was again out on the very top floor - at 80 years old, heart problem, and staying for a long time. I could prove that I had asked, by the way. The reception staff member said they might be able to move me in a day or two, but - frankly - bringing 18 days worth of clothes and all sorts of sporting baggage with me, once I was unpacked, I couldn't have faced moving everything . Carrying all that stuff upstairs in the first place, even with some help, was just exhausting.
I treally find it difficult to imagine that I can trust anyone there at the hotel enough to not just keep on putting me on the top floor, ironically partly because I've committed to 18 days !!

Breakfast was great, central location less than 10 minutes walk from the centre & very friendly staff. Fantastic value for money, I've re-booked for my next trip.
Smelly toilet , windows being smashed at 2/5 am in the morning, alarms blaring and people yelling couldn’t sleep all night had to leave at 6 am to go home just go get sleep
