I’ve stayed in the garden suite for the May bank holiday for 10 years and was surprised to see that the room size was halved and the garden was under construction. I was not contacted in sufficient time to make alternative arrangements and I would not have stayed there had I known the guest house was still under construction

Noise from other guests because the rooms are closely located and I could hear guests moving upstairs and along the hallway.

The overall vibe is great. It's a great location and the staff are fantastic. The resturant was closed when I was there which was a bummer they make great Full English breakfast.
This is just an annoying bed size issue but the bed was so small....and I totally understand that bed sizes do not translate across the oceans which is on me but yeah very tiny bed and as a 6ft person...struggle

The caretakers are the sweetest people, so incredibly kind and accommodating. This is their home and they go out of their way to make everyone comfortable and satisfy guest needs.
Room small but sufficient
Family business in an interesting stone building at the end of North St outside the pay-and-display parking zone. The location is very good, central to the town and just down the road from the Abbey ruins. Staff were friendly and welcoming, the room was comfortable with desk and good lighting, internet good, tea and coffee making facilities provided. Pleasant lounge with cheery fire.
There are renovations going on - as notified in advance - so no cooked breakfasts, but 'continental breakfast' serve yourself in the hall. As these go it wasn't great: no pastries, only white sliced bread and white bagels, sweetened shop yoghurts, fruit was apples/oranges/grapes. Bed was a bit firm for my taste, and bathroom had a slightly peculiar smell.

Noise was quite disturbing for me. I could hear every conversation downstairs throughout the night, all the doors and stairs made noise, and some of the renovation seemed to be happening at night as well for some reason. I don’t think I slept much.

Brilliant hotel with lovely staff. Single room spacious and comfortable, excellent value for money. Location not to be beaten. So nice to find a friendly, personalised establishment in St Andrews at an affordable price.
