Basic, but what you pay for.
Pros:

Went for a tribute weekend with friends. Have been many times so knew the hotel. Room was basic but okay. Was in need of a little updating. Mattresses on beds a little too firm.
Restaurant food varied, breakfast was fine, dinner was a little lacking in variety.
Entertainment was very good in evening.

Very sad to see this hotel on a downward trajectory
Pros:

I stayed here with friends for a two-night "Tribute act weekend break" courtesy of UKBreakaways. With the adage "You get what you pay for" firmly in mind, I approached the stay (at a cost of £159 for one person, to include half-board and `entertainment`) with an open mind. I wasn't expecting Michelin-starred dining, or entertainment on a West End scale.

The hotel surpassed itself in terms of my low expectations.

The terms "tired" and "outdated" are often seen on Trip Advisor, but never have they been more appropriate than when referencing The Heathlands. The hotel is part of the Britannia Hotels group, and that should have been a clue (it's the same group as The Roundhouse Hotel in the same town).

I entered my room to be greeted by an overpowering stench of stale cigarette smoke. Clearly the previous occupants had not been deterred by the £100 "cleaning fine" threatened by the card on the dressing table to those who chose to ignore the "no smoking" signs...

The room was in dire need of attention (see photos).

On the plus side, the staff were generally congenial and helpful, and most communal areas were clean and tidy. The food was adequate, although nothing to get excited about.

Perfect stay for a marathon weekend
Pros:

Just what we were expecting for the price. It was dated but clean, quiet and in a great location for the half marathon my daughter was running.
Juan, the manager brought us an oil heater as we were cold and the heating wasn’t switched on in all the hotel.
Staff were polite and very nice.
Would certainly recommend and visit again.

Pros:

I booked an Executive twin room which was spacious, bright with a partial sea view. There were two wardrobes with an iron but no safe. The beds were very comfortable and the hotel was in a quiet location so I slept well. There were no sockets by the beds for charging mobiles overnight. No room cleaning service was offered during my 4 nights stay, not even at an extra cost although I could request clean towels, linen and cups. The bathroom only offered liquid soap dispensers, not separate body wash, shampoo and conditioner. The bath plug had to be removed the next day with pliars so I had two morning showers standing in cold bathwater. Overall the room was comfortable but not of executive level. The reception staff were helpful. I did not have breakfast or use the bar. Parking cost £5 per night.

Worst Hotel Ever stayed in
Pros:

This is the worst hotel we have every stayed in, at reception we were greeted by a lady that English was not her first language and she look down her nose at us when asking questions. She said she had upgraded are room to a better room!
Well ever step off the way to are room you could see the cleanliness was appalling, there is a roof skylight which was completely covered with cobwebs and spiders, and when you have a wife with a fear of them that’s not good. once in to are upgraded room this list begins, there was no sockets beside the bed to charge phone or iPad, went into the en-suite toilet door where the handle was hanging off and there had been a hole cut right through the floor and wood maybe to get to a leak, but it was a trip hazard, I sat on the toilet seat to use it and it was very loose, the rest of the room had not been cleaned properly for some weeks. Wanted to fill the kettle with cold water so turned on tap to be amused by the brown slug coloured water coming from tap. I then tried the shower and that was useless, no pressure at all. Off I go to reception to tell them to which the lady shouted for Manwel who came to look, He did offer another room but this was on the opposite side to where my vehicle was parked and we had been told that there was immigrants staying at one of there sister hotels close by and there had been thefts and damage to vehicles, so declined the over. We then went down for evening meal which again could not understand what this young boy said to us while waiting to be seated! We then waited and waited, we then watched that other people were helping themselves, so we joined the queue, we took the food back to a table and took one mouthful of the chicken, boiled potatoes and a overcooked mix beatable selection and enough is enough we don’t want to eat this as there’s a good chance of getting food poisoning. We went back to our room and packed are bags, loaded them into our vehicle and I went back in to reception to tell them we are checking out as enough is enough, this is the worst hotel we have ever stayed in, food was awful, and for the lack of cleanliness I would be reporting our stay to there head office, and requesting a visit from the local council HSE and environmental health in regards to there food hygiene and safety issues within our room.

Run down and needs a total revamp
Pros:

No complaints about the staff who were friendly and helpful but it must be the owners and management who decide what money gets spent on maintenance.
The place needs millions spent to bring it up to date, old sash windows and the plumbing is pathetic.
Food would have been acceptable if it was hot, cooked food was cold at times as theres nothing to keep the trays hot no lamps nothing.

Pros:

Great location to beach and city, within walking distance. The rates were affordable for those on a budget but the rooms felt dusty, dirty, in need of a serious clean and a decent mattress. The staff were lovely, accomodating and helpful.

Dated hotel needs brining into 2025
Pros:

Hotel very dated and needs money spending on it, water pressure in shower on 2nd floor very poor so be patient if your wanting one as it’s like a drip and we had 3 rooms all the same. Beds very uncomfortable springs just sticking in you all night. Mould in windows and handles didn’t lock them shut door too room looked like it had been kicked in plaster on inside all cracked and missing. Woken up at 0500 by other guest or staying people in the hotel fighting outside throwing bricks hotel staff in morning said nope nothing happened well it did because we called the police. It’s a shame as could be a lovely hotel , please be warned 2 hotels round corner being used by government and it didn’t feel safe walking short distance into town and back

Give it a miss.
Pros:

Firstly if I'd known it was a Britania Hotel I wouldn't have gone near it! I booked through a coach tour. The staff are not friendly and uncooperative. The downstairs is fine but the rooms are very basic. Not even a bottle of water in the room or a tea biscuits. Just tea and coffee. No complimentary toiletries just industrial style soap containers. Housekeeping need to pay a bit more attention. The taps were grimy at the bottom( room 140) and I had to ask for toilet paper!!! The food was the worst if the could have made it cheaper, I don't know how. If you want basic and the bare minimum then this is for you.
