very bad location, very remote area and no support in transport. GRAB and BOLT do not work in that area. Had to order an expensive local taxi to move.

The beach front of the hotel was full of garbage, need to clean up. The room with the beachfront view was old, not clean very well, still have dirty tissue paper in the cabinet fridge. The view is decent but the view at the back was just full of garbage everywhere. Air-con wasn’t cold enough the front port door doesn’t close properly.
This was a beautiful old resort, nice beach, interesting lagoon. What was good was that it was very, very quiet and you could walk a long way. There were lots of small shells, we even saw a porcupine fish although unfortunately it was dead. The bed was the most comfortable that I've had throughout Vietnam and Thailand. Staff did anything you asked of them and were happy to please, but they had to be asked.
Despite its flaws, we did enjoy our stay.
The resort has not been kept up, peeling paint, bathroom drain covers missing, remote control for air conditioner worked once then did not, staff changed batteries, however they were not new and also worked once. However, I could turn it off and on manually. Curtains were moldy. Staff replaced towels and toilet paper but never swept or removed garbage. Restaurant often did not have things on the menu, but in their defense, there alsomt weren't enough people to make it worth their while. Previous reviews said there were other places nearby to eat, there was only 2, via the beach, and may not accessible at high tides. You need a scooter or car to stay here any length of time. Oh, and one of the pools had 1-2 cm thick algae on much of the grout.

We rented two houses for a single-night stay of 10 persons. The buildings were not very clean when we arrived, After discussion with the lady at the reception, two people came and cleaned up a little. We were told that the houses in the resort are usually not cleaned; I cannot judge whether this is fully normal, but I am not used to this. The houses we rented were both somewhat worn out (somewhat different from the photos on the website). According to the confirmation mail, we rented two 'Strandhaus', which is a house at the beach. However, there were other houses between the rented ones and the beach. Not sure, whether this is somehow covered by the definition of 'Strandhaus', but I expected buildings directly at the beach.
So far for the bad side. We paid 4100 Baht, which is not very expensive, and we had fun in our time in Cha-Am. The beds hat clean new sheets and we could sleep reasonably well in them. All sleeping rooms had working air-conditions. Thus, if you can accept a low level of cleanliness and worn out furniture and buildings, then this may be for you; if not, then look somewhere else. The location of the houses was not so bad, ~50 meters (or so) from the beach.
