Location is perfect. Just next to Haymarket train station, easy to walk to downtown, get to from airport. Many pubs, restaurants, shops within few steps. Wifi worked well, staff was super nice. Had two rooms. Double room was just fine - quiet, clean, window, bed was ok.
Single room - there are two options in the hotel and both probably not good. First is to have a room with ensuite bathroom but no window. I had this room. Room itself was ok and normally I wouldnt care to not have a window as I would expect to have AC there. This wasnt the case. The room had only super small (20cm big fan) - joke. Air inside the room was ridiculous and also bathroom wasnt too clean. However room had "quite ok" bed - that is why I picked this room. The other single room had a window (fresh air), was cleaner but private bathroom was outside room which I wouldnt consider a problem. The only reason I chose the first room over this one is the fact that this room had absolutely shocking bed - very small, and when you sit on it, it basically went into V position - that is how soft the mattress was - crazy. I write this in order to help future guests to choose in between these two types of single rooms. "Normal" bed but no air at all or better room but shocking bed. I think the owner should invest in this especially for the prices charged.

Nous étions dans la plus grande chambre donc beaucoup de place, lit à baldaquin et grande salle de bain avec douche et baignoire

Spacious room with great soft towels
Overall the lack of maintainence in rooms and building let's the place down. Lots of small easy to fix jobs not attended to. Although this hotel is old, general up keep appears to being ignored.
Similar places can be found cheaper.
Space in the room
The bed was squeaky / Toliet was too close to the door/ hair dryer was burning in my girlfriends hair nearly / cleanliness of the building /
Clean room and friendly staff. Room is compact and some would say basic but it had everything you needed
Some of the furniture and fixtures in bathroom could use fixing / replacing but that is just an aesthetic thing not a functional thing.

Very small room
Very reasonable for Edinburgh, close to Haymarket station and easy to navigate to all the famous sites on foot. Very accommodating staff who looked after our bags before check in and after check out.
Our sink was very small which made filling the kettle tricky and we weren't given enough towels on day one - this was fixed the following day though, and no hand soap in the dispensers
Neither of the bedside lights worked, and only 1 bulb in the bathroom worked.
