Residence Inn by Marriott Portsmouth Downtown

Nice hotel. Great location. Parking not so great due to construction. This was our 4th stay here. Disappointed to find that the sheet provided (only 1 sheet provided) to us for the sofa bed had several hairs on it. The mattress pad also had concerning unknown stains on it. Clearly the sheet had been used by other guests and just folded up and put away in the closet for the next guest. That is both gross and unsanitary. Somebody is taking shortcuts at the expense of the guests. For that reason, I had to ding them a few stars.

Having stayed at the Residence Inn by Marriott Portsmouth Downtown/Waterfront since it opened, I feel as though I've watched it grow from childhood into adulthood.

The location remains unchanged—and it is still ideal. The hotel is perfectly situated for exploring Portsmouth and equally convenient for experiencing the New Hampshire and southern Maine Seacoast. The only recent drawback is the condominium building under construction across the street, which creates some daytime noise, but that's temporary.

Bottom line: Portsmouth is hot. It has become one of the most sought-after destinations on the New Hampshire Seacoast. With the nearby University of New Hampshire, the city has an appealing blend of coastal charm and college-town energy. There is no shortage of things to do, whether you're staying in Portsmouth or exploring the New Hampshire and Maine Seacoast.

The hotel itself is exceptionally well maintained and immaculate. The fitness center and indoor pool are excellent and equally spotless.

The staff is friendly, professional, efficient, and everything you expect from a classic Marriott property.

Breakfast is on the better end of the Residence Inn spectrum, although I still maintain that a waffle maker is a noticeable omission, as are fresh-cut fruit or berries and plain yogurt. To the hotel's credit, however, they serve ripe, yellow bananas. We recently stayed at a JW Marriott—supposedly one of Marriott International's luxury brands—where they served unripe, green bananas at a buffet breakfast that cost $44 per person, plus tax and gratuity. I should also add that the Residence Inn continues to serve real cooked oatmeal rather than the instant, chemical-laden variety.

Our guest room was spacious, thoughtfully designed, and immaculate. One interesting observation: another TripAdvisor reviewer mentioned that the mattress box spring cover in their room was "in shreds," and we found the same condition in ours. It's a small maintenance issue, but one that management should address.

Overall, the Residence Inn by Marriott Portsmouth Downtown/Waterfront is an excellent hotel in an outstanding location. Demand appears to be consistently high, the hotel is often sold out, and nightly rates remain strong. My best advice is to book well in advance.

The room was spacious and clean. The king bed was comfortable and perfect for two. Perfect room for two people staying for 2 days or longer.

Well located in downtown Portsmouth, this hotel was full for the upcoming week so we could only stay one night. Clean, great beds, Free breakfast was decent but only turkey sausage patties, they need to offer pork sausage and certainly a bacon alternative. Also coffee was ok but Holiday Inn Express I stayed in Wells Maine had machines that ground the beans for each cup, that would be a nice upgrade for Marriott.

Loved the location. You can walk to so many shops and restaurants. The bed was comfy. The suite style rooms were great.

Biggest plus-close to the action in town but the negatives, unfortunately, outweighed this. Was not warned in advance of construction next to the hotel-noise, street closures leading to the hotel, and dug up streets. It was extremely difficult to get to. Parking is expensive. Bonvoy loyalty was not acknowledged at check-in.
Room did not have normal Residence Inn amenities-no popcorn/snack, refrigerator did not make ice, could not control temperature of the freezer drawers so one drawer did not freeze. No lotion, make-up remover cloths. Breakfast offerings were consistent with most properties but coffee station had cold, unreplenished coffee by afternoon. Bathroom floor in accessible room was filthy. Worse of all, no Marriott in Northern New England that we've stayed in, have NESN TV channel so forget about watching a game.
Not the worse property, but too many negatives for the price paid to recommend.

The room had dirty sticky floors, the box spring cover was exposed and shredding, we overlooked a construction site that was loud with trucks, all in all it was horrible. Plus the put us in the room the furthest from the elevator.
