Pros:

Location was perfect.
Breakfast was very good. Good overall options of food.

Cons:

Ran out of water both days we stayed there. Had to truck in water to shower, but we made do. Staff were very helpful.

Location is a plus - Facilities Need Upgraded, better price options are available
Pros:

The location is very good - close to shopping in town, the night time market & lots of restaurants. The staff was alway polite and helpful. Room and bed were decent sizes. Air conditioning worked well.
Things in the negative comments were items clearly out of their control.
In the negative - I mentioned cold food/coffee, but there is a small microwave available "however it is shared by the 20-30 folks at breakfast".

Cons:

The included breakfast wasn't close to the quality of hotels where we've stayed and paid less. The eggs are pre-cooked and in a tray that isn't heated. The morning coffee is cold - you might say that's better than burnt due to sitting idle.
The beds had the worst pillows of any hotel on our trip - about as uncomfortable as it gets.
The TV wasn't connected to receive "ANY" type of reception. The staff said it would be fixed, but it never was and they later admitted that it was outside their ability to reconcile.
The door on the patio didn't close securely and the room door locks use a PIN code that is about as unsecured as it gets. I'm sure it makes it easy for the staff check-in process, but I knew my room wasn't being secured when I was out shopping. You can double lock the door when you're in the room, but there was no security latch.

Only stayed one night. Went to another hotel.
Pros:

Bed were comfortable. Staff was very attentive and professional.

Cons:

but AC took a LING time to cool down room.
Reception on TV was terrible. But Room was dark as a dungeon.
Hardly any outside light and a bit cramped. Only stayed one night and moved to another hotel.

Unique hotel experience
Pros:

Location to the riverside the nightly lantern boats parading on the river

Cons:

Door locks to the room were very touchy to operate properly as we had to get staff to open the door to the room occasionally

Pros:

Plenty of breakfast choices, hotel right on the river in the heart of ancient town. Plenty of restaurants etc nearby

Cons:

On occasions difficult to get to hotel in the evenings by car because of the markets. Also just a note that if you need to get anything delivered, (tailored clothing/shoes) make sure you leave your contact details with the retailer as no phone in room.

Not the best, would not recommend staying here.
Pros:

Location is good if you like being on the busy commercialised side of Hoi A river. Very central location
Property was clean.

Cons:

Rooms were strange, overlooking an internal courtyard with views into other guests rooms, WC was inside the shower enclosure so slippy floor. No water at all for a shower on our last evening
Breakfast was at best O.K, coffee cold and had to be heated in a microwave.
Asked numerous times for an iron, despite promises it never materialised.
