Great location, the hotel has been totally renovated and has very spacious and will appointed rooms. Staff was very friendly. It is a new hotel so they are still working on improvements to service. Tram to the city and airport is a two minute walk. Ten minute walk to the royal mile. Plenty of Cafe and pubs near by. Next time in Edinburgh we will definitely stay here.

One of the worst hotels I’ve stayed in ever. First of all, my room was smelling of paint, I couldn’t open the window. I asked to be moved and they moved me to a different room. The staff was aware of the smell, so I wonder why I wasn’t given that room from the beginning. I asked to clean the room and bring me some water, and that wasn’t organized. Only the bed was made. And finally on my last night a fire alarm went off at 1:30 in the morning because one of the clients smoked in their room. When I was going down barefoot in my pyjamas, one of the hotel managers ran past me without notifying me that I can safely return to my room and not wait outside. Horrible treatment!

Disappointing Stay Despite a Lovely Room and Friendly Staff
I stayed at this hotel recently and, while the room itself was lovely and the staff were generally accommodating, my experience was unfortunately overshadowed by several issues that I wouldn’t expect at this price point.
To start with, the cleanliness of the bathroom was unacceptable. The toilet was not clean on arrival — there were visible faeces inside, which was absolutely disgusting. Additionally, there were cobwebs in the window and ledge, indicating a lack of attention to detail when it comes to housekeeping.
I had also informed the hotel the day before about gluten intolerance, yet they were unable to provide a gluten-free breakfast the next morning. Although they did apologise for the situation with the bathroom and offer a complimentary breakfast as compensation, it was disappointing.
Given the premium rate for the room, I expected a much higher standard of cleanliness and service. While I appreciated the staff’s apology and effort to make amends, I wouldn’t return based on this experience.
Great old property. Our room had 12ft ceilings and was large and comfortable. Just far enough from Old Town to get away from main crowds. Plenty of shops and restaurants nearby. There’s a private on-site restaurant that was incredible for breakfast! All the sites are in walking distance. They were in the process of doing a remodel (late September) which is looking great. Otherwise they would’ve gotten 5 stars. Staff was available and attentive. I just reserve the 5 for the above and beyond stuff.
Excellent boutique hotel with large rooms, good size bathroom and everything you need.
Good location just 10 mins from main train station and close to all the sites, restuarants and bars.
Clean room with a comfortable bed. Good tea & coffee facilities though a couple more tea bags would not go amiss.
The hotel is in a good location within walking distance of Princes Street. It is well decorated, clean and the staff are very helpful. Although a bar is advertised, this is not in service.
La ubicación del hotel es excelente, pero en realidad no es hotel sino una casa grande. Mi padre con 86 años le han dado una habitación en la cuarta planta sin ascensor!!!.. es una gran falta de criterio!!!! Y fueron 4 días los que estuvo alojado. Eso de verdad es no tener criterio…..
Gute Lage, sowohl mit Tram oder zu Fuss. Neu renoviert. Sehr grosse Zimmer (bei mir herrliche Aussicht aud den Firth of Forth).
Nachteil: kein Lift. Bis 2. Etage 50 Treppenstufen.

Fint hotellrum vilket trots allt är det viktigaste. Mkt enkelt hotell och med priserna som var i edinburgh var det ganska prisvärt i jämnförelse.
Helt okej men inte mer
Very good location and ideal for getting into town. However there was a bug on the bed which put us off, then found one of the pillows had loads of stains on. Our room was right next to public toilets in the hotel which means you can hear the doors and flushes. The shower did not feel private as there was no blinds in the bathroom and the shower was opposite other buildings. You could also hear staff and guests talking and coming up and down the stairs all night.

L’hôtel est très bien situé et le personnel serviable. Ils nous ont porté notre valise à notre chambre ! Très grande, très confortable, dans le style victorien. Douche super également. L’hôtel a été entièrement refait à neuf très joliment. Dommage que l’espace PDJ n’était pas encore ouvert même si ce n’est pas un gros problème en centre ville. Le parking n’était pas non plus un gros challenge, le St James Quarter étant à 2 pas de là. Nous y avons garé notre voiture et visité tout Édimbourg à pied.
