Looked at three different rooms and rejected them all. cramped and worn.
Pros:

I couldn't reach anyone at the hotel to ask questions before I arrived. The room I booked turned out to be up three flights of stairs. My wife could not climb the stairs because of a bad knee. The room was cramped and unpleasant. They offered us a ground floor room in a building across the street but it was still up 7 stairs and also cramped with beds for about 8 people. It was so bad we had to find another place to stay.

Cons:

Just about everything.

Pretty expensive for a very small room, but the sea view and outside deck was almost worth it. Once.
Pros:

People were great. The room was neat and clean, though small and plenty of stairs to climb! Great location though and I really appreciated being able to park - on site.

Cons:

Bathroom door didn't close/lock, lamp could only be used by plugging into an outlet! (the lamp's on/off switch was ...non-existent! ) Too many stairs for this aging gal...

Was an amazing few days to get away from life for awhile.
Pros:

The location is amazing. Waking up and opening the door to see the boardwalk and ocean. It is a tiny family owned kind of place. Everyone was very friendly. Bring right there on the boardwalk was amazing. Anytime we wanted for it drink we just had to walk down stairs. I've lived in Tom's River but I never stayed right on the boardwalk before. Definitely a experience if do again. Loved every day of it.

While the staff was friendly, never again.
Pros:

Only things we liked about the property was the location and free parking.

Cons:

Unfortunately, the room was dirty, the shower glass door was broken, it was too loud and small. We were upgraded to a larger room but the beds were very uncomfortable. We ended up ending our vacation early and checking out a day early. Unfortunately, no refund was given for the night not used. We checked out before checkout time.

Had to leave due to emergency and was still billed the entire stay even though I had insurance. I was also billed for my pet for the entire stay, we were there 1 day!

Floor had area rugs over it which would have been fine but it met in the center and wasn’t held down in any way so we kept tripping over it.
The beds were like 2 sofa beds ( hard and springy), electrical outlets most didn’t work.
You could tell everything was cleaned except for the bathroom.

Nightmare on the Beach
Pros:

The location is nice to access the beach, but that is all.

Cons:

The pictures were nothing like the real room. Our AC unit had a gap around it to the opening and was loose. The AC was so noisy that we could not sleep and had to turn it off and in the middle if the night turned the fan on only. The room got to 80 degrees. The room had a dirty floor and bed was the most uncomfortable and cheap. Worst night of sleep. There was no chair, dresser or closet. Worst stay ever. We checked out the next morning and never looked back.
