This hotel is starting to show it's wear, but it's still a good value.

It was adequate for a free hotel breakfast.

Cons:

I did NOT like that when I got there I was informed that there was now a $10 parking charge. It was not on the booking information. I have stayed at this property many times before. This is a new charge. This property is not in DC, nor is it in Arlington or Fairfax County. I can't believe that a a Prince William County property -- and one at the very end of a private road, at that! -- now has to charge for parking for "security purposes"!

The hotel is below standards and do not represent Marriott standards - the heat was not working for the first two (2) days, in which it was approximately 18-25 degrees outside. Even after maintenance allegedly fixed the heat it was still not working, both mattresses in the room were sinking in the middle, the television did not have regular cable. Instead, the hotel has DirecTV which caused most of the channels to not work, at all during my stay. When I requested the manager send the maintenance back to my room the next day, the manager said the maintenance technician was off of work that day and there was no maintenance. The sink in the bathroom was clogged, and the water did not go down. The manager switched me to another room on the last night to ensure I had heat; however, this was beyond strenuous as I had to pack up all of belongings and move to another room. In the new room, when I was about to take a shower in the morning, the towels had brown marks which meant they were not cleaned properly. The management team wanted to accommodate me by removing the parking lot fee which was $10 per day and requested that I not put bad remarks or comments on their website. As a longtime Marriott member, I have never stayed at a hotel with such sub-par standards

The room was exceptionally clean, smelled terrific. The breakfast was good. Plenty of towels. The location was great! The staff was friendly and professional. The hotel itself looks to be newly renovated and I will definitely stay here again.

Cons:

The only suggestion I would have is the mattresses were uncomfortable. Including the pull out bed from the couch was also very uncomfortable. You could feel the springs in them. The pillows also need upgrading. Everything else was perfect.

Horrible… I am a business traveler and have stayed at Marriott’s for over 30 years and have over 2000+ nights. This trip was with my family and I have never been so upset about a stay and lack of quality that I put my family through. This hotel should not be branded as a Marriott, it should be branded as a Super 8 or Motel 6. The owners obviously do not care about the property, it is stuck back in 1994. Just a few of the issues: there are no power outlets by the bed, not even a radio. I had to run a USB cable from the desk area to charge my phone. The nightstand on the other side of the bed is an end table from the living area. There was some type of pink spray on the wall paper… Luminol?? The mattress was so worn there was a giant divot in the middle. Stained carpet. The flat screen TV was a first generation flat screen from 15 years ago. It was low definition, no HD on this tv. There was no channel guide, it was standard 1990’s cable tv where you have to scroll through each channel. In the middle of watching SEC football on Saturday, the local channels went out. I had to go down to the lobby to watch football. I could go on, but you get the picture. The hotel is tired and obviously the owners have no desire to do an update or refresh anytime soon. I had reservations here for another family event in November. I just canceled all my reservations and booked at the Hilton Garden Inn. Do not stay here unless your expectations are low.

Pros:

Housekeeping every 3rd day not disclosed till I was checking out, without having any service. Shower water pressure low in my room. Tv picture snowed out or kept freezing up, making me miss essential parts of movie.

PRO: king suite was spacious enough to fit my entire apartment and I got to check in early, and I like the 12 pm check out, staff was polite and friendly.
