If you want to know what Tulum feels like when it’s done right, stay at Papaya Playa Project. It’s not a hotel. It’s 900 meters of private, unspoiled beach backed by jungle, art installations, and architecture that makes you stop and stare. d3e4
*What makes it unforgettable:*
1. *The Setting*: Beachfront casitas and villas built into the jungle. Waking up to the sound of waves, walking barefoot from your room to the sand, rooftop pools with sunrise + sunset views. It’s rustic-luxury done perfectly – open-air showers with incredible water pressure, design-forward rooms, and that famous bohemian aesthetic everyone photographs.
2. *The Vibe*: PPP nails the balance between peaceful retreat and curated energy. Morning yoga and sound healing in the jungle, beach clubs with great music, art everywhere, and moon parties that are worth planning around. You can be totally isolated on the beach or in the center of Tulum’s scene.
3. *The Service*: This is where PPP becomes 5-star. The staff consistently gets called out as the highlight. From concierge butlers available 24/7, to front desk remembering your name and giving local recommendations, to beach club teams that make you feel like family. *Honest notes*: It’s pricey, seaweed season can impact beach use, and mosquitoes are real in off-season. Bikes and some activities are extra. But with a private pool and the right expectations, none of that matters.
*Verdict*: If you want the iconic Tulum experience – jungle, beach, design, wellness, and service that makes you feel looked after – this is it. We came for a couple days and booked to stay longer. If I could give this place a 20/10

Absolutely loved the beach club. The food and coctails were amazing! The music created a great atmosphere. Especially our waiter Gerardo was very attentive and helpful. He was always smiling and offered great service! Very content.

The ground are really beautiful and the staff is incredibly kind. Primo at reception is awesome. He directed us to the best cenotes in Tulum. Breakfast is absolutely delicious. And I loved our rooftop pool.
The beach has a lot of seaweed, but that is all of Tulum.
We had a wonderful time. Rooms are beautiful and the vibe is down to earth quiet luxury except for Saturday nights when they bring a DJ. Service was great and Primo at front desk was very helpful.
My husband and I had such a beautiful stay at Papaya Playa Project and wanted to especially thank Primo for making our experience unforgettable. From the moment we arrived, he was incredibly helpful, patient, and genuinely caring. He would sometimes spend close to an hour with us, asking questions about our tastes and interests, then thoughtfully recommending places, restaurants, and experiences that matched our vibe perfectly. His recommendations were always honest and spot on, and you could tell he truly cared about guests having an amazing experience in Tulum.
Papaya Playa itself felt magical from day one. We arrived during one of the parties and immediately fell in love with the atmosphere. The decorations, the energy, the music, and the crowd created such a special vibe and started our trip on the perfect note. Our ocean view room was beautiful, and the entire crew was consistently responsive and attentive. Every time we needed something, it was delivered quickly and with kindness.
We also really enjoyed breakfast every morning. The staff serving us were always smiling, warm, and welcoming, which made each morning even better.

We stayed in papaya 5/15-5/17 and on 5/17 we moved to another hotel for our gender reveal party and photo shoot
We had a great experience in papaya till I have to pay our photographer this morning and found out that hundred dollar bills were stolen from my purse for that matter
I had $100s, $20’s and $1’ in my purse that was next to our bed and looks like housekeeping took all my hundred dollar bills and left $60 in change
Total was around $500 I have to pay for our gender celebration . Shame on that housekeeping who robbed pregnant woman . We never had such a horrible experience at the hotels in Tulum . We contacted receptionist but still waiting on call back to see if they check cameras , Shame on those ppl who did it! Shame!

Amazing beachfront hotel. Central to everything. They offer yoga, massages and a delicious breakfast. Primo at reception is friendly and awesome. He has tips for the best beaches and beach clubs. The rooms are gorgeous with private pool.

Papaya is a very special spiritual place. During the week it’s very calm the yoga was amazing but what made our experience the best was the hospitality we received from the staff ESPECIALLY Primo he made sure my sister and I got to see everything Papaya had to offer and also helped us find transport services and see the best spots in town! Thank you Primo for making mine and my sisters time at papaya so special!

During our family holiday, money went missing from our room and the way the hotel handled it afterwards was extremely disappointing. It took over six weeks and multiple escalations through Marriott to even receive a response.
The final response was essentially that they did not believe the theft happened at the hotel.
For a Marriott-affiliated luxury property charging over $500 per night, I expected a far more professional and empathetic approach. There was no real sense of investigation or accountability, and the whole experience left a very bad impression.
Ive spent a lot of time Marriott hotels over the years, for both pleasure and business, and this is by far the worst response I have received to a serious guest complaint.
