Pros:

I’m writing this as if we actually carried out our stay, but we spoke to the manager and mutually agreed to cancel our reservation. Even though I am still waiting for a refund 3 weeks later!

Cons:

The room was gloomy and grubby with stains up the walls, initially I thought it was spit but I think it was coffee etc, but wouldn’t take a lot for the cleaners to clean. The room was cold and the aircon controller didn’t seem to heat the room and then to top it off there was a problem with every room key opening every door, hence we decided to cancel the booking and go to the Marriott. I am still waiting for my credit and booking.com just say they can’t get an agreement from the hotel. The hotel say they can’t find my reservation / cancellation despite having a reference number so I have raised a dispute with my bank.
