To noisy, thin walls
I booked a two-night stay at Diamond Hotel and Suites and later added another night. The stay itself was fine, nothing special, but what happened at check-out completely ruined the experience.
Before handing back my deposit, they made me wait at the reception while housekeeping “inspected” the room. A few minutes later, the receptionist told me there was a small stain on the bedsheet and, just like that, ₱1,000 was deducted from my deposit. No discussion, no reasonable explanation—just an automatic charge. When I questioned it, the receptionist casually said this is “common in hotels in Cebu”, as if scamming guests is just part of the process. It was so mechanical, almost rehearsed, like they do this all the time.
The funniest part? The hotel itself isn’t even well-maintained. There’s visible dirt and dust all over the place, yet they have the nerve to act like a small, washable stain is some kind of disaster. If they cared so much about cleanliness, maybe they should start with their own premises.
To make it even more frustrating, I actually left a tip on the bed for housekeeping before checking out. The housekeeping ladies seemed like hardworking people just doing their job. Too bad the hotel’s management is more interested in squeezing money out of guests instead of running an honest business.
This place could have been just another average budget hotel, but their dishonest and petty charges made sure I won’t be coming back. First and last time. There are way better options in Cebu that won’t scam you on the way out.
The cons were TV didn’t work, had to pay for a towel they said u damaged but disagreed, and room condition wasn’t the best. Overall value for where you’re at is great. Good: free parking (first come), daily room cleaning, breakfast . Across the street from Ayala . My recommendation is don’t put towels on the floor like they request for dirty towels, they might get stained by the rough condition on the floor. Will use again if they welcome me

The are is close to the shopping center
This was the Worst stay ever, air con too noisy to sleep shower dirty and smelly. They dic not change towels even though they were left out to change. I Cut stay short by 19 days , they told me they would refund those days but still a month later no promised refund. Do not stay here.
Not good place for longer stay.
One big yuck. Old, run down, eerie, this hotel needs major overhaul. They cant even buy new toilet seats.. I mean its so cheap to buy a new one why dont just get one. The beds are old like from the nineties. Poor lighting.
Dont stay if you have a choice.

I have a very good stay at the hotel..very hospitality staff,clean rooms and big as I imagine over all is a double thumbs up for me..thank you for the staff ang security person..
Ask the staff for taxis and nearby restaurants! Basilica Del Santo Niño, Magellan's cross, National Museum, Ocean Park, Yap San Diego Ancestral House, Night Markets, and Cathedral are a 10 minute taxi away.
Beach or Temple of Leah is a 45 minute taxi, but of course worth the trip. Staff went above and beyond to help with taxis, restaurants, attractions, cleaning, etc.
Property is dated. Aircon is windowtype and a bit noisy. Price was good if you are looking for affordable stay.
Great Ayala location, larger than average comfortable room and family loved the breakfast...we will stay again the next time in town.
Have stayed at Diamond Suites numerous times and have always enjoyed. Rooms are nice and the staff is fabulous. Dining is 5 star with a variety of choices.
