A big mess and a trap
Pros:

This mess shows you from begin on the Entrance and on the driveway what the whole mess looks like. We can't describe the real mess, look at the picture and you can imagine.
It was so awfuĺ, so disgusting, the blankets without cover, the bath towels rotten and stinks. I cut my hand on the door inside it was so sharp and splits. It was like when you visit Chernobyl we fell like the first Humans visit this place after 30 years, they do, clean, fix absolutely nothing. The word 'maintenance' doesn't exists. The Shower is only to use from people the will make suicide, absolutely dangerous.
Short describing.
A terrible nightmare.

It's a real pitty, that we can send only 10 pictures in this comment.
Ps. The towel was not used from us.

This is the worst hotel that I have ever stayed in
Pros:

This is the worst hotel I have ever stayed in, old, dirty, no hot water, no cable to telephone, eveeything at least 30 years old
The only decent things are the view and size of the room
Do not waste your time coming

Faded Glory (very)
Pros:

Whoever built this place clearly had a grand vision. A set of large modular houses on a hillside overlooking the sea. It would work, if the place was maintained - unfortunately it is not. Walking around feels vaguely like a post-apocalyptic world, where the vegetation is taking over everything, the place is littered with bits of flotsam and jetsam, and just garbage, broken empty properties with untended flood damage. Actually getting to the beach is a dangerous epic, not for the lighthearted. We didn't see any zombies, but then again we didn't see any visitors either, just the occasional desultry staff. Air conditioning in the rooms is nice, but no there is no wi-fi - except at the reception building, so the signs say - I didn't bother to verify. The pool is great. But the greatest thing is the price. We had my wife's thai family and friends - 11 of us - in a house for $250/night. The 'room service' is not badly priced and really good quality, leveraging that deliciously fresh Rayong seafood. So, if you can handle the disaster movie ambience, and are not too fussed about the customary hotel things like clean and tidy facilities, then it's a good value option for a large group.

Pros:

This is disgusting that they dump rubbish in the gardens, see pics.
The hotel may be old but they don't care.
The buses that deliver groups play music so loud all night.
I have never seen a more poorly managed or sad hotel ever.
It should be paradise!!!!!

Outdated hotel but stunning view
Pros:

Though you may feel this is an old hotel when you step inside and make a check-in but those feelings will be easily replaced with the view you see from your bed.

During my visit, A/C and water works well so I had no complains abo9ut such things. Have no idea how many stars would match the place, but you get what you pay and I am ok with that coz I got a special deal price offers.

5 star view - 1 star hotel
Pros:

Beautifulview from the room, Unfortunately the bathroom stank and the smell permeated the bedroom. Had to have the extractor fan running all night and keep the door shut as well. When we comp[lained about it next morning no apology was recieved from the staff. my wife is a Thai National so they understood what she was saying. The air con unit on the balconey was very old and noisy, agood thing it was a cool night or we wouln't have slept at all.

Disastrous
Pros:

The only good news with this hotel is the Great views!

Dreadful beaches that wasn’t suitable for swimming.
If we didn’t book online or seen the rooms we would have stayed elsewhere. It was disappointing that most facilities didn’t function, ie:
1. Bathroom drainage didn’t drain properly.
2. Some power points didn't work.
3. Bedside Lamp electrical shortage.
4. Room phone didn’t work.
5. The rooms is falling apart they should have close this place down it’s a hazard.
The list just goes on and on. We would not recommend this place to anyone unless the fully renovated this hotel.

awful
Pros:

checked in for one night before going on to Koh Samet. Terrible room, large and spacious but thats the only good news. Pressure from bathroom tap was so low the water barely made the basin. Thermostat on air conditioning not working as we found out when trying to sleep. Staff totally disinterested, looked bored to tears all the time we were there. Great location but needs demolishing and rebuilding with a hotel.

Avoid
Pros:

This is by far the worst hotel I have stayed in in recent times. It was booked by my company and at first I was taken back by the beautiful views.

My room was very spacious and the view from the balcony was nothing less than spectacular. Unfortunately that's where the positives ended.

The bathroom appeared dirty and had a very bad smell. The sofa in the room had holes in it. The balcony was overrun by ants and cigarette butts. The plug socket for the TV was faulty, the main pool for my complex was closed and the other looked filthy.

This is all before we come to the food. I'm sure the Thai options on offer are nice but their concept of western food is completely inaccurate. It is edible though..... Just.

This could be a beautiful resort but it's in serious need of renovation. Needless to say I lasted one night and opted to leave for another hotel.

โรงแรมที่วิวทะเลสวยมากๆ
Pros:

The worst hotel and room I have ever stayed
Pros:

We booked three nights stay but we had to leave right after a night stay in such a room. There is no hot water and the bathroom is very broken down and towels are very old. Don't expect for the beach to relax and/ or swim because no where there is such a place. It's completely far worse than I thought possible. So so disappointed with this hotel.

Ett slumrande hotellkomplex
Pros:

วิวสวยทำเลดี
Pros:

Great view and nice staff
Pros:

$33 per night with hot breakfast.
Great price for such a location and view. We had a deluxe room with two double panoramic windows with a 180 degree view overlooking the ocean. Large room with King size bed, Dining table and sofa.
The hotel is dated as is the surroundings although it appears that they are starting to renovate.

You need a car or motorbike to get into Mae Phim from this hotel. You can rent nearby for 300 THB per day.

We stayed there for over 3 weeks and enjoyed it - especially the view.

I would have given this hotel an average rating if it was not for the stunning view and friendly staff.

If you stay here you must try the food at the Vienna restaurant in Mae Phim. Come early or else they will be full and stop letting people in. They serve the best Thai and Austrian food on the beach.

Don't Waste Your Money!! Run Down, Dirty!! Needs Renovations!!
Pros:

This hotel looked good in the professional pictures they show in the literature, but it is very misleading. We ended up being the only guests in a run-down and dirty hotel that seemed to be stuck in a time-warp. Perhaps in it's heyday in the 1960s and 70s as the pictures of Marilyn Monroe and Elvis Presley on one wall near a bar/restaurant (long closed) we saw suggest, it has definitely turned into a sad and depressing kind of place. The estate is actually quite large with several buildings spread over a hillside, the resort is not well known locally as the taxi driver had a hard time finding it.

Far from any restaurants and beach life, the "private beach" was down a steep cliff walk with many steps to a small strip of dirty sand with garbage washed up. The steps down lead you past an abandoned bar and kitchen area, part of the once flourishing resort this place once was (thirty years ago). The steps down were also strewn with dead foliage and were very steep and quite a hike to negotiate, not for the elderly or out-of-shape.

The lack of maintenance and repair was also evident at the pool. Was looking forward to a dip in the large pool when we discovered electrical wires to the pump barely covered with electrical tape peeling back crossing our path, and the pool full of dead leaves. Even the rails into the pool were broken and barely attached to the side, so we left disgusted.

The room was down a dark passage and was quite large. The furniture and decorations were all the same 70s era as the rest of the hotel. The view of the Gulf of Thailand was nice and probably the best thing I can say about the entire stay. To get anywhere required the payment for a taxi or songtiow. The breakfast included in the stay was adequate, but nothing to write home about.

Overall, we can really say this was the worst experience with a hotel in Thailand. Normally the country prides itself in customer service and catering for the tourists, but sadly here the sprawling estate and run-down buildings and features left us depressed and eager to move on.

No electricity for 8 hours and brown water
Pros:

After checking in we were shown to our room which was ok for the price. At 5000 baht for a house by the pool is ok. Went to take a shower and the water was full of dirt. Completely brown. See my photo. Quite shocked at this. Asked reception and they said all rooms are same sorry. We wanted to leave as we could not shower or use any water to wash. At 10pm the power electricity went off and we had no lights or air con. It rained outside but no storm. Shocked at this an never experienced this in Thailand before. It's a very old resort so maybe they have some problems
