Good location
The shower was nice and the bed was comfortable.
This "Garden Room" requires a comprehensive renovation as it presented an outdated aesthetic, reminiscent of a vintage second-hand store, with furnishings and decor that were frankly unacceptable. The discrepancy between the advertised ratings and our experience suggests a potential misrepresentation, particularly given its classification as a 5-star, 9 out of 10, and "SUPERB" accommodation on bookings.com. Ther "other" rooms sound like they are much nicer than the garden view room. Maybe this should be mentioned upon booking.
Having previously experienced various accommodations across Perth, Busselton, Margaret River, and Denmark, we anticipated a superior experience in Albany, especially considering the premium pricing and the promise of a complimentary cooked breakfast and "boutique" lodging. Regrettably, this has proven to be the most expensive and least satisfactory accommodation we have encountered in Western Australia. Furthermore, the advertised cooked breakfast, ( which should have stated "subject to availability"), was substituted with a continental offering due to staffing constraints, leaving us with limited options beyond Greek yogurt and a banana, as other selections were predominantly carbohydrate-based.
No microwave or cooking facilities in the room, yet there's a huge black fridge placed in the corner like a piece of artwork. Why, have it? The kitchenette bench top was undersized and was difficult to make a cuppa. The plates provided were too big to fit in the sink to wash. Nothing made any sense.
3 huge mirrors on the wall where you can watch yourself eat while sitting on the grecian outdoor furniture setting which was very uncomfortable. Also mirrors upstairs overlooking the bed, was off-putting as well.
The location is wonderful as its a quick walk to the beach. The bed was comfortable and the shower was good.
The million small touches made our stay
If you are in the main house there needs to be a time when the people in the lounge should keep it down
Very clean and only a short walk to Middleton beach and Emu Point (via a walking track).
Room design was unusual with a large spa in the space between the shower/toilet and the main bed ie no privacy.
No nearby restaurant (though recently opened Dune brewery is good) so have to drive to any meal.
Although we were only able to stay in the area one night, we loved our time here. Perfect location near to Middleton Beach. Beautiful property, lovely and comfortable rooms, fabulous friendly staff. Would highly recommend!
Location was great. In a Golf Course estate. Secure & safe. Our room was in the main house. Very homely place. Little touches like “sweet treats” in a downstairs common area near reception a very nice touch. Friendly staff. We got a voucher for breakfast at a local cafe. We had a fantastic overnight stay.

Christina was very helpful in pre booking restaurants for us before our stay.
Very old and tired. Did not look like the photos. Shower head badly scaled. Bathroom fittings hanging off the wall. Dressing gowns old and grey. Safe in room broken. Hot water in bathroom took 4 mins to come through. Window fly screens very dirty. Planned power cut and we were not told, so no lighting, or hot water in the room on one morning. No cooked breakfast as mentioned by other guests in reviews due to lack of staff.
