I recently stayed at Dream Downtown and overall I want to highlight the exceptional service from the team on the ground.
Syed, Latrell, and Jagquan were genuinely outstanding. They were warm, welcoming, incredibly polite and consistently helpful throughout our stay. Nothing felt like too much trouble. They went out of their way to make us feel comfortable, always greeted us with kindness, and handled any requests with professionalism and a smile. It really makes such a difference when staff are that attentive and courteous — they are a real credit to the hotel.
The only reason I wouldn’t rate this as fully family-friendly is that there was quite a bit of work being done in the hotel during our stay. With a baby, it wasn’t necessarily ideal. I appreciate that it may have been a quieter season for renovations, which is understandable, but it did affect the overall atmosphere slightly for us as a family.
That said, the hospitality from the staff truly stood out and deserves recognition. Their friendliness, patience and willingness to help made a real difference to our experience.

The headline here is that there is a nightclub on the roof that is open until 4am. If you value sleep, straight up don't stay here. The noise is unbearable until... 4am.
Room quality was really not to standard for a purported 4-star hotel. The bed was very low and springy. Light switches are back lit buttons that have no way to turn OFF the backlight, and it's rather bright. Bathroom has no knob, but a hole that anyone can see thru (and smells can escape thru). Our sink faucet fell off? I kind of relate the entire room to a low quality airbnb. Where it technically has all the things a person needs and expects but no one ever lived there so nothing is really comfortable or usable.
Staff was friendly enough and I loved the neighborhood.
location and design of the hotel were great, but significant noise from the nightclub above. The noise was reverberating throughout the entire night. Make sure to request a room that is further away - I believe it's because we were on the 11th floor.
Very Disappointing Experience
I rarely leave negative reviews, but this experience was extremely frustrating and poorly handled.
We specifically booked this hotel because the reservation clearly stated that buffet breakfast was included for our entire five-night stay. This was not only shown in our Booking.com confirmation, but it was also confirmed again at check-in by the front desk staff member, Latrell. At no point were we told there were any restrictions or spending limits. We were simply instructed to order and provide our room number since breakfast was already paid for.
To make matters worse, breakfast is not even served directly by the hotel but through a separate business where guests are required to order from a menu — which is completely different from what was advertised as a “buffet.” Nowhere in the booking details did it mention limitations or caps on consumption.
After checkout, we were shocked to see a charge of $260 for breakfast. When we contacted the hotel and provided proof that breakfast was included for the full stay, they only refunded $89 — leaving a significant amount unresolved. Despite multiple emails clearly explaining the situation and attaching the booking confirmation, the hotel failed to take responsibility or properly resolve the issue.
This is not about over-consuming — it’s about honoring what was advertised and confirmed. We paid a higher room rate specifically because breakfast was included. Changing the terms after the fact and then only partially refunding the incorrect charge is unacceptable.
Very disappointed in how this was handled. I would strongly caution future guests to get everything in writing and double-confirm any “included” amenities.
Well, after my last visit in January and the review, the management staff reached out to me and were incredibly accommodating. I was really trying hard to make this my permanent hotel when I came to NYC for work because it's six blocks from where I need to be. The hotel management promised me a room with a higher bed on a higher floor (previous floor was 3). I had also twice requested a small refrigerator that wasn't the minibar. Expectations were high again.
When I got there, I was given an ADA room on the 5th floor from the first bank of elevators off 16th St. The bed was definitely higher, but if you were in a wheelchair you couldn't get past the bed to open or close the window curtains (see photos), so really only half the room was accessible. No fridge, so I called but they didn't have one, even though I asked multiple times before I arrived. I was told to use the minibar one, which I did. I didn't take any of their items, so I better not see any charges for that.
I ordered room service for pickup from the QR code in the room, no problem, but was never notified that it was waiting for me downstairs. I went down 30 minutes after I ordered and saw it was waiting on the front desk. I asked if it was my order, and the desk person said yes. I asked why I wasn't informed by phone and she just said, "Oh, sorry." that was it. On the plus side, the food was good.
Heating was spotty. Most of the room heat was directed toward the window, and since it was so cold outside the heat didn't evenly distribute throughout the room. Still not a deal breaker.
Shower curtain still useless, as it doesn't cover the entire shower area.
But the big dealbreaker here was the noise from the street. I've stayed in many hotels in NYC but this is hands down the loudest hotel. The horns, sirens, motorcycles racing, people yelling, trash trucks at al hours is absurd. My final night there on Thursday was so bad I had to stick my airbuds in to get even four hours of rest.
First the fire alarm went off twice, once at 10:30 and again at 12:15 am. Then the fire trucks with the horns and sirens, then the trash and other trucks, then at 3 am the guy yelling outside to call the cops and that he was being robbed.
Even if I was to give this hotel another chance, early in the week I asked the price for the week of Feb. 22. The rates jumped from $200 the first night to $1200 the third and fourth nights. I asked if there was something going on in town that week, but was told they were just running out of rooms. So that justified a $1,000 rate increase?
So, to sum up, I'm over it. Booked a Springhill Suites on 28th at a reasonable price with recommendations from others that it's quiet, clean, and way nicer.
Maybe you'll have better luck here than I have, but I won't be back, unfortunately.

Short trip to New York and we needed a property in Chelsea. Dream was recommended and it did not disappoint. Great location close to Chelsea Market and Starbucks Roastery.
Unique property with lots of interesting art. No issue with noise. Property was clean and well maintained, with wonderful views from our 10th floor porthole windows!
This is a well run hotel with a helpful and knowledgeable crew. Front desk, housekeeping, sales teams are in sync. There was a severe winter storm and a large contingent of my work teammates’ arrival dates were delayed. The hotel was helpful with their group sales team ready to accommodate, and front desk crew friendly and understanding as we all needed checking in at random hours , in-between days. The hotel rooms are a good size, for NY standards, and the design esthetics whimsical. Housekeeping must have a sensor or are simply well staffed and trained, because my room was cleaned very quickly and promptly each day, even if I stepped out for just 15 min to grab coffee or a quick breakfast downstairs. Never saw a soul - they were just that quick. They make it easy to stay and get comfortable while you’re in the go. They seem to know what you need before you even have to ask. Thank you Dream Downtown crew.
I was hesitant about staying here and wasn’t sure it was a fit for me, but the front desk staff completely changed my perspective! They are incredible and have made me feel like family - like I am home (especially Naila). I will come back just because the customer service is amazing 🫶. The lobby bar bartenders are also kind, and I met other cool guests. Not pretentious either. Also close to my work, walkable area to restaurants, etc. thank you!!!

Great location, close walk to Chelsea and Highline, and subway. Funky (in a good way) lobby/lounge area and bar made great drinks
Cordial service. No real breakfast restaurant a coffee shop overly priced. But in Chelsea Market around the corner a better selection and price is available. Little storage space in the rooms, unlikely to be sufficient for a suitecase for more than 1-2 days. No coffee kit in rooms. Staff is very friendly. The hotel and rooms are clean and pleasant to stay at. Very close to the metro station.
I liked the location
I thought for a four-star hotel, it was below average. They traded style over comfort or cleanliness. The bathroom was the worst part of the experience; the ridiculous chain curtain was hard to close and did not completely close. There was no counter space in the bathroom or storage. The water pressure was horrible and the hard water did something to my hair. I didn't have hand towels or a rug for the shower until housekeeping came the next day. The bed was not comfortable. Additionally, my first night was very loud due to the restaurant or club that is attached to the hotel.
