The bed was comfortable. Manager was nice and upgraded us for free and easy to contact.
The hot water didn't work when we got in at 4am, in the morning we let it run for a long time to get it going.
Bed was super comfy and we didn’t hear much noise from others, had a nice view. Got late checkout for free which was really lovely and well needed
The bathroom needs an upgrade as the door doesn’t shut properly or lock and the paint is chipping. The tv is very old so didn’t have a lot we could watch.
Disappointing all in all on both cleanliness and just from our experince during the stay. Questions put through to staff via booking portal etc was never answered (and doubt even looked at)
There was an incident last night of stay in which another guest had to call the police however there were no staff on site to respond
Although a bit dated and displaying quite a bit of wear and tear, the room was very clean. Sufficient toiletries, toilet paper, tea bags etc were provided for the length of stay. Adjustable room thermostat. Bed linen was good quality. Landlord very kindly carried my heavy case full of conference materials to the third floor. Sea view was great. The lock system was good, felt secure. Brilliant location, close to seafront, Brighton Centre and lots of restaurants and grocery shops.
Something to wash cups and glasses would be good, also a desk light and mini fridge.
I didn't like anything.
The hotel is very very dirty. We just walked in and it felt like we were in a public toilet instead of a room. Don't go there, it's very dirty. The workers are very suspicious, unfriendly, I was even scared to be there. Even though I was there for no more than 15 minutes, the stench that was there still haunts me. We left without even asking for our money back.

A bit dated
The location and the location only unfortunately!
We had on and off running water, sometimes we couldn’t have any drinking water or even wash our hands!

A beautiful view from the room I had with balcony on Regency Square, the I360 and sea view but at the same time a little bit frightening on Monday morning when it was raining and the waves on the sea were very high.
Also, have to mention very good conditions for a building from 19th Century. Thank you.
No reception and the stairs to the first floor; however I was very happy with my stay.
I will definitely book again in the future.
Location was excellent. Close to center and seafront.
Hotel was quaint but in need of modernisation.
Nothing apart from the location.
In a stunning location, but that’s all I can say that’s positive. Basic, cold, no staff, run down and throughly unpleasant!! Give a wide birth, was like a Probation Hostel!
Room only.
Comfy bed, clean linen and towels, pleasant welcome, good electronic key fob system.
Bathroom was very mouldy including most of the grouting in the lower half of the shower. I was there for 5 nights and the bathroom smelt of drains/sewage with lots of flies in it, throughout my stay. The bed-banging noise against the wall from the next room was very noisy, repeatedly on most evenings and nights, with a series of visitors allowing that room door to slam on entry and exit until 4am some nights. The less frequent but very loud arguing of staff from a lower floor was at various hours of the day and night. The same staff were also involved in shouting loudly at the female occupant in the same noisy room next door to me.
The toilet paper was extremely good
I am a disabled pensioner and I had to climb at least 56 stairs to my room, it put me in distress, the window was awful, you could not close it properly, no switch to turn the shower water heater on, I was talking to an athlete one day and she said she had problems with the stairs, there was no ceiling light.
regency hotel.it was just a room not a hotel it was very dirty and need updated and painting .it was not worth the money i paid for no bar no eating place
